If your family has been sitting on an untitled residential lot for generations, the DENR just released Administrative Order No. 2025-35 to make the application process much easier and more affordable.
We all know the struggle; untitled land canโt be used as collateral, causes massive family inheritance disputes, and makes it incredibly hard to rebuild after a typhoon. Here is a breakdown of what the government just changed to fix this:

๐ข๐ฅ๐ข๐ง๐ : You can now file and track your application electronically through the Land Administration and Management System (LAMS). No more guessing where your papers are.

๐๐๐ฌ: The application fee is locked at โฑ150, and they have waived the expensive cadastral survey fees to protect applicants from hidden or exorbitant charges.

You now qualify even if you are an heir, a spouse, someone living on a subdivided "mother lot," or if your residency was interrupted due to work, marriage, or natural calamities (like typhoons).

This isn't a new law, but a massive update to how the existing Residential Free Patent Act is executed. It acknowledges the reality of Filipinos, especially those who have to leave their provinces for work or get displaced by disasters, giving them a fairer path to legally secure their homes.
