One of the regrets of first time homebuyers is not considering the community where their house is located.

Why it matters to consider the community?

A foreign national married to a Filipina bought a house and lot. He instructed his wife to buy the biggest house in the subdivision - a single detached house. However, he was frustrated when he arrived in the Philippines. The house is indeed one of the biggest houses in the subdivision. But the subdivision is poorly planned. He said that he can hear the voices of his neighbors.

Under the Revised Implementing Rules and Regulations for PD 957 (2009), the developer submits the Planned Unit Development (PUD) for compliance with the standards in subdivision and condominium project (rules on easement and size of lot area). For single-detached house, for instance, the lot area should not be less than 100 sqm (for medium cost project) and 120 sqm (for open market project).

Breathing space or density is important to consider. Sadly, some developers, while following the setback requirements in the Building Code of the Philippines, maximized the land and sacrificed the breathing spaces of houses. Dikit dikit ang mga balay.
