Andito na kami ngayon sa medyo stressful na part "Renovations" for our 3rd property.

❎ Ang mahal ng materyales
✅ Bawi nalang sa labor. Strategic at masipag ang ating labor team.

Around Php 150,000 to Php 200,000 lang ang budget para maayos ang mga sira ng bahay. Mapalinis at comportable ang magiging tenant.

Target ay wag mag overspend at para mahabol namen yung saktong yield as projected. Target naming rental yield dito ay 5.2% to 5.5%.

Next month magbabayad kami advance payment sa principal ng home loan (1). Share ko sa inyo yung calculations kung gaano kalaki matitipid sa interest nito long term.

Take note lang, di ako experto sa real estate, nag uumpisa palang kami sa journey namin sa RE.

Kung ininvest mo sa 6% yield ang 1.3 Million.
May cashflow kang 78k per year or 6,5k per month + pension.

Maliit pa rin. Kaya mahalaga talaga na meron kang na build na income generating assets noong bata ka pa.

Malaking tulong yan dagdag income sa retirement mo.
