WHAT WILL HAPPEN TO A CONDOMINIUM INVESTMENT AFTER 50 YEARS?

(RA 4726 or The Condominium Act of the Philippines)

This is one of the most common concerns raised by condominium buyers and it is a very relevant question to ask especially since we are talking about millions of money here.

👉In the Philippines, there is a law that protects the interest of the unit owners in a condominium project. This is the Republic Act 4726 or The Condominium Act of the Philippines which was mandated on June 18, 1966.

👉Perpetual ownership - It’s not like you will buy a condominium property and then after 50 years, your investment will be gone. When a condominium project is fully turned over to the unit owners, it becomes just like a corporation, and you are one of the owners of that corporation if you have a unit there.

👉So it follows that you will have a “say” in the decision making as to what to do with the whole building and if it has been decided that the property is going to be sold or demolished so that a new property will be developed on the area, you will get your appropriate share of the proceeds of the sale.

Just like any other investment, your condominium property can last, can be profitable and can be passed on to your heir(s).

Cebu-Bohol Bridge: 𝗠𝗩𝗣 𝗘𝗬𝗘𝗦 𝗣𝟵𝟬 𝗕𝗜𝗟𝗟𝗜𝗢𝗡 𝗘𝗫𝗣𝗥𝗘𝗦𝗦𝗪𝗔𝗬 𝗙𝗥𝗢𝗠 𝗖𝗘𝗕𝗨 𝗧𝗢 𝗕𝗢𝗛𝗢𝗟 𝗩𝗜𝗔 𝗖𝗢𝗥𝗗𝗢𝗩𝗔!!!

Metro Pacific Tollways Corp. (MPTC) is considering building a P90 billion tollroad which will connect Cordova in Cebu to Bohol

“Gov. Gwen [Garcia] has asked us to look at building a bridge from Cordova to Bohol. That’s a P90 billion project. Financing is key because it’s a very big project.

We still have to conduct a feasibility study because if the tariffs are so high nobody will use it,” said Manuel V. Pangilinan, chairman of MPTC.

Rodrigo Franco, president and CEO of MPTC, said the company would look for ways to make the project viable.

Cebu Cordova Link Expressway Corp., a subsidiary of MPTC, completed the construction of the P31 billion Cebu-Cordova Link Expressway (CCLEX), an 8.5 km bridge linking Cebu City to the municipality of Cordova and outlying towns of Cebu province.

The bridge began commercial operations last April 30 and is expected to accommodate about 50,000 vehicles per day.

At present, the average vehicle entries in CCLEX stood at 6,776.

As 2021 comes to a close, finding the good in what it's brought may be difficult. Due to the continued impact of COVID-19 and the destruction that Odette brought, this year's events have created unexpected changes in everyone's lives. The year's ending would usually bring about joyous moments and an exciting list of New Year's resolutions to accomplish, but instead, 2021 has left us desperately in need of hope, healing, and peace. Kicking the year off with New Year's prayers can help us set the best intentions for 2022. Thus, I offer this prayer to my family, friends, clients, and partner developers.

Dear God, give us the courage to begin again – to overlook the difficulties, overcome the obstacles, and stay open to the moment as best as possible. Please help us be patient enough to know it takes time to start over and wise enough to ask for help from friends and family when we need it. As we look to the future, may we reflect on the past and remember the lessons it's taught us.

We shall not consult our fears but our hopes and our dreams. We will not think about our frustrations but our unfulfilled potential.
