STRICT POLICY โ EFFECTIVE IMMEDIATELY
Starting today, ALL ASSIGNORS who wish Winville Homes Realty to POST, MARKET, PROMOTE, HANDLE INQUIRIES, or ASSIST with the TRANSFER OF RIGHTS (TOR) of their unit are REQUIRED to execute a signed AUTHORITY TO SELL (ATS) with Winville Homes Realty.
NO ATS = NO POSTING.
NO ATS = NO MARKETING.
NO ATS = NO TOR ASSISTANCE.
This requirement is part of our commitment to maintain proper authority, professional accountability, transparency, and ethical real estate practice in accordance with applicable PRC and real estate service regulations.
We are implementing this strictly because Winville invests time, manpower, resources, and marketing efforts to advertise your unit, create posts, answer inquiries, entertain potential buyers, and assist in the transaction.
We will NOT allow Winville to be used merely as a platform for advertising while the assignor privately deals with buyers generated from our posts.
Once Winville posts and markets your unit, all inquiries and transactions generated through Winville must be properly coordinated through Winville Homes Realty in accordance with the signed ATS.
Assignors are NOT allowed to bypass Winville, take over Winville-generated inquiries, or proceed privately with buyers who came through Winville's marketing efforts.
This also applies even if the buyer is personally known to the assignor or personally sourced by the assignor, when the transaction is covered by the signed exclusive ATS.
EFFECTIVE IMMEDIATELY:
NO SIGNED ATS โ NO POSTING.
NO SIGNED ATS โ NO BUYER ASSISTANCE.
NO SIGNED ATS โ NO TOR ASSISTANCE.
NO BYPASSING WINVILLE.
NO PRIVATE TAKEOVER OF WINVILLE-GENERATED INQUIRIES.
Once an ATS is signed, Winville Homes Realty must be properly recognized and involved in the transaction according to the terms of the agreement.
We respect every assignor's right to decide whether or not to authorize Winville. However, Winville also has the right to decline posting, marketing, buyer assistance, and TOR assistance when no proper authority has been given.
This policy protects both the assignor and Winville Homes Realty, establishes clear authority, prevents misunderstandings, and ensures that every transaction is handled professionally and transparently.
If you want Winville to work for the transaction, Winville must have the proper authority to represent and assist you.
NO ATS, NO ASSISTANCE.
