Many of my clients ask about the "Transfer of Rights" or "Pasalo" process. This happens when a seller has started paying the monthly equity to a developer but hasn't reached the bank loan stage yet.

The Bright Side of Equity Transfers

Locked in Pricing: You often get to inherit the original price from when the project launched, which is usually much lower than today's market value in Cebu.

Shorter Wait Times: Many of these units are closer to turnover, meaning you can move into your dream home or start earning rental income sooner.

Important Considerations for Your Peace of Mind

The Cash Out Requirement: You will need to reimburse the seller for the equity they have already paid. This usually requires a lump sum of cash upfront.

Developer Transfer Fees: Most developers in Cebu charge a fee to change the name on the documents. We must always verify these costs beforehand.

Future Bank Approval: Once the equity is fully paid, you will still need to qualify for the remaining balance through a bank or Pag IBIG.
