Why is your property transaction taking so long?

Property transactions in the Philippines can be delayed for many reasons—and sometimes, the issue isn't the buyer or seller. It can come down to a missing document, an unpaid obligation, a title issue, or inconsistencies in the records.

Some common causes include:
❌ Incomplete Documents – Missing IDs, clearances, tax documents, or other requirements can stop the process from moving forward.
❌ Unpaid Taxes or Obligations – Outstanding amounts may need to be settled before certain steps can proceed.
❌ Title Issues – Annotations, liens, conflicting information, or ownership concerns may require additional verification or resolution.
❌ Estate Issues – Properties inherited from a deceased owner may require estate settlement and proper documentation.
❌ Ownership or Document Discrepancies – Differences in names, property details, signatures, or records can create additional steps and delays.

The earlier you identify the issue, the better.

Need help reviewing your property documents or understanding what's causing the delay? Conveyance Realty Services Inc. can help.

Don’t Just Look at the Name. Read the Whole Title.

A name on a document is only the beginning.
If you’re buying, selling, or transferring property, understanding the title matters. Ownership, annotations, encumbrances, and other details can affect what you can do with the property.

Before making a major property decision, know what the documents actually say—not just whose name appears on them.

The safest property decisions start with proper verification.

Can you still buy a property if it has an annotation?
It depends on what kind of annotation is on the title.

An annotation doesn't automatically mean you can't buy the property—but it can signal an existing claim, mortgage, legal issue, or restriction that should be investigated before you proceed.

Here are 5 common annotations you should check before buying:
1️⃣ Section 4, Rule 74 – May indicate an issue involving an estate or heirs that could affect the property.
2️⃣ Real Estate Mortgage – The property may be used as security for a loan and may need to be properly discharged before or during the transaction.
3️⃣ Adverse Claim – Someone is asserting a right or interest over the property.
4️⃣ Notice of Levy – The property may be subject to a legal claim or enforcement proceeding.
5️⃣ Government Liens & Encumbrances – These may indicate unpaid obligations or other government-imposed claims affecting the property.
Before you sign a Deed of Sale or hand over your money, read the annotations and understand what they mean.

Watch this Reel to learn what these annotations could mean and why checking the title should be part of your due diligence.

Want to Sell Your Property? Start With Your Title.

Before you put your property on the market, check what’s written on the title.
A clean and properly documented title can make the selling process significantly smoother.

Before listing, it’s worth checking for:
• Existing encumbrances
• Annotations
• Registered owners
• Property restrictions
• Other claims or issues that may affect the sale

The right preparation can prevent unnecessary delays once you find a buyer.
Selling a property starts long before the listing. It starts with knowing exactly what you own.

Real Property Tax (RPT) vs. Estate Tax — What's the Difference?
These two taxes are often confused, but they apply to different situations.

Real Property Tax (RPT)
This is the annual tax imposed on real property such as land, buildings, and other improvements. It is generally paid to the local government unit (LGU) where the property is located.

Estate Tax
This is a tax imposed on the transfer of a deceased person's estate to their heirs or beneficiaries. It is generally filed and paid with the BIR as part of settling the estate.

In simple terms:
RPT = Tax on owning real property.
Estate Tax = Tax on transferring a deceased person's estate.

They are separate obligations, and having paid your RPT does not mean the Estate Tax is already settled.
Watch this Reel to understand the difference and why knowing which tax applies matters when dealing with inherited property.

Property Inheritance Transfer: What Happens to Your Property When You’re Gone?

Transferring inherited property can generally happen through two common routes:

1️⃣ Through a Will or Testament
The property is distributed according to the wishes stated in the deceased’s valid will.
2️⃣ Through an Extrajudicial Settlement (EJS)
When there is no will and the heirs are in agreement, an EJS may be used to settle and transfer the estate without going through a full court proceeding, subject to legal requirements.

Planning ahead or dealing with an inherited property? Understanding the proper process can help avoid unnecessary delays and complications.

Watch the reel to learn more.

Buying land, a house, or a condo? The purchase price isn’t the only cost you need to prepare for.

When buying property in the Philippines, transferring ownership comes with several taxes, fees, and processing expenses—and these can vary depending on the property and transaction.

Here are 5 major costs you may encounter:

Capital Gains Tax (CGT) – Generally associated with the seller for qualifying capital assets, but an important part of the transaction.
Documentary Stamp Tax (DST) – A tax imposed on documents related to the property transfer.
Transfer Tax – Paid to the local government as part of transferring ownership.
Registration Fees – Paid for the registration of the transfer and issuance of the title under the new owner.
Other Processing & Transaction Costs – Such as notarization, certifications, clearances, and other requirements depending on the property.

Whether you're buying a lot, house and lot, or condominium, know the total costs before committing—not just the advertised selling price.
