In buying a real estate investment in the Philippines, it’s very important to know the rightful owner of the property to avoid being scammed of your hard earned money.

Below are the things that you have to verify:

1. Are you or are your client, negotiating with the registered owner?
2. In case of representative, is there a Special Power of Attorney
3. Where is the SPA executed? Is there an authentication by Philippine Consul if executed abroad?
4. Is the registered owner/s still living?
5. If dead, who are the compulsory heirs?
6. Are the government taxes already paid?
7. If applicable, also check if the estate tax is paid as well as the realty tax
