Instead of forcing myself to finish my home loan in ๐ฑ ๐๐ฒ๐ฎ๐ฟ๐, I chose a ๐ฎ๐ฑ-๐๐ฒ๐ฎ๐ฟ ๐๐ฒ๐ฟ๐บ.
Here's why:
5-year loan: โฑ29,500 monthly mortgage
25-year loan: โฑ10,500 monthly mortgage
That's a huge difference.
A โฑ๐ฎ๐ต,๐ฑ๐ฌ๐ฌ ๐บ๐ผ๐ป๐๐ต๐น๐ ๐ฝ๐ฎ๐๐บ๐ฒ๐ป๐ puts a lot of pressure on your budget. One unexpected expense or job setback could make you miss a payment.
A โฑ๐ญ๐ฌ,๐ฑ๐ฌ๐ฌ ๐บ๐ผ๐ป๐๐ต๐น๐ ๐ฝ๐ฎ๐๐บ๐ฒ๐ป๐ is much easier to manage. It gives you breathing room and makes it more likely that you'll stay consistent.
Now, that you have a lower payment.
Aim to do these.
Your ๐ฆ๐ฎ๐น๐ฎ๐ฟ๐ ๐ฝ๐ฎ๐๐ the mortgage.
๐ข๐๐ต๐ฒ๐ฟ ๐ถ๐ป๐ฐ๐ผ๐บ๐ฒ๐ like 13th month, bonus, side income, leave conversions, tax refunds. Use these to pay directly to principal of the loan.
Every year, we use these income to pay to principal.
We have these trend
2023 - โฑ10,500
2024 - โฑ8,836
2025 - โฑ7,456
2026 - โฑ5,874 (3.5years)
We're not done yet. We aim to reduce the mortgage down to โฑ5,000 before the year ends.
Our goal is to fully pay off the loan by 2028โjust 6 years after taking it out.
We didn't choose the harder path of paying โฑ29,500 every month for 5 years.
We chose the easier, more sustainable path.
It doesn't matter if it takes you 6 years, 10 years, or even longer.
What matters is that you never miss a monthly mortgage payment.
The second key is to make sacrifices whenever you can. Instead of spending every bonus, 13th-month pay, side income, or tax refund, use part of it to make principal payments.
Small sacrifices today can save you years of loan payments tomorrow.
Sacrifice now. Own your home sooner. Get that clean title. Then enjoy the peace of mind that comes with being debt-free.
