I thought malaking part nun napupunta sa principal. Pero eto ang actual breakdown:

-โ‚ฑ235.80 โ€“ Fire Insurance
-โ‚ฑ360.00 โ€“ MRI (Mortgage Redemption Insurance)
-โ‚ฑ2,355.24 โ€“ Principal

Yes. Out of almost โ‚ฑ15,000, only โ‚ฑ2K+ goes to the loan itself.
The rest? Sa interest. Sa insurance. Sa charges.

Letโ€™s break it down:
โ€ข โ‚ฑ2.5M loan
โ€ข 5.75% annual interest
โ€ข Divided by 12 months

๐Ÿ‘‰ โ‚ฑ2,500,000 ร— 5.75% รท 12 = โ‚ฑ11,979.17 Monthly Interest

Kaya ang tagal bago bumaba ng utang.

Over time naman, your monthly payments will shift.
Unti-unting bumababa ang interest, habang tumataas ang nababawas sa principal.

Sa simula, halos puro interest muna ang binabayaran mo.
