✅️ A friendly Guide 💵🏡.

To all Real Estate BUYERS & INVESTORS:

DID YOU KNOW? IF you are buying an agricultural land converted and subdivided for residential land, you will be required to submit for a copy of subdivision plan and licenses before you can apply for water, electricity and other utilities? Plus... a required mapped out of the residential drainage system.

That's why it is highly discouraged to buy/sell "Yuta-data-data" most specially if with no LICENSE TO SELL from HLURB. But if you insist because it's the cheapest, BUY AT YOUR OWN RISK PLUS MULTIPLE ADD-ON EXPENSES and hmmm penalties for the sellers.

1. Check the LAND TITLE. The land title contains the total land area of the land you are trying to purchase.

2. The subdivided lot should have the certificate of reclassification from agricultural land to residential land from LGU. You need to check for this inorder to make sure that you will be able to install utilities and apply for them from the providers of the city/municipality.

3. You need to check on subdivision plans. Which includes plans for the drainage systems, access roads and road right of way.

4. Always look for HLURB License to SELL to make sure you have a legit investment. Always guard your investments. You are spending your hard earned money in the first place.

Please keep in mind that there are developers that sells lot only projects. And some have installment mode of payment. As long as you have all documents present most specially the HLURB LICENSE TO SELL Number, your investment is pretty much in good shape.

𝗠𝗲: Medyo. Need mo mag prepare ng contracts, Original and photocopies of Tax declaration, Latest RPT receipt, bill for Land & Bldg, DOAS, Certified True Copy of Title, 1904 Form, 1706 Form, 2000-OT Form, EWT for Corp,OR Business Tax, OR Transfer Tax, Tax clearance and alot of leg work going back and forth to BIR ,RD, City Hall etc.

𝗖𝘂𝘀𝘁𝗼𝗺𝗲𝗿: Grabe ang dami naman at ang hirap nyan! Gaano katagal usually magtrasnfer ng title?

𝗠𝗲: Around 2-3 months. You can hire a Professional Land Transfer Service around Php40,000 to Php50,000 for a normal transfer.

𝗖𝘂𝘀𝘁𝗼𝗺𝗲𝗿: 1.5% sa turo, Php50k sa rent ng stuff and account, then another Php50k pa sa transfer. Konti nalang din naman ang idadagdag ikaw na pala magbenta.
