Kung maayos mong na-turn over ang unit — malinis ang bowl, walang bara, fully functional ang plumbing — at biglang nagbara habang nakatira na si tenant, Tenant ang may sagot.

Bakit?

✔️ Siya ang gumagamit araw-araw ng unit
✔️ Siya ang may kontrol kung ano ang fina-flush sa toilet
✔️ Maayos mong ibinigay ang unit sa kanya

Sa experience ko, may tenant na naka-flush ng boxer shorts.
Resulta? Nagbara ang bowl.

Kinailangan pa naming ipatik-tik at baklasin ang bowl para matanggal ang bara — at doon nakita ang boxer shorts na dahilan ng problema.

Natural, chine-charge ko ang repair cost sa tenant dahil negligence iyon. Hindi iyon normal wear and tear. Hindi rin kasalanan ng landlord kung maling bagay ang fina-flush.

💡 Tandaan:

• Landlord – sagot ang major plumbing defect kung structural ang problema.
• Tenant – sagot ang bara kung misuse, negligence, o maling paggamit ang dahilan.

Ang paupahan ay negosyo, hindi charity.
Kung ang damage ay gawa ng tenant, dapat lang na siya ang managot sa gastos.

📌 Kung si Tenant ang gumagamit at siya ang nakatira sa unit…

👉 Si Tenant ang dapat gumastos kung ang sira ay dahil sa:
• Maling paggamit
• Pagbara dahil sa tinapon na kung anu-ano (kanin, mantika, buhok, etc.)
• Napwersa o nabasag dahil sa kapabayaan

Bakit?

Dahil habang naka-occupy ang unit, may obligasyon ang Tenant na:
✔ Panatilihin ang maayos na kondisyon ng inuupahan
✔ Gumamit ng maingat at responsable
✔ Sagutin ang damage na dulot ng negligence

⚖ Pero Ka-Landlord, may exception:

Kung ang sira ay:
• Dahil sa kalumaan ng tubo
• Factory defect
• Structural plumbing problem
• Natural wear and tear

👉 Landlord ang sasagot dahil bahagi iyon ng major maintenance ng property.

💡 Practical Tip para sa mga Landlord:

1️⃣ Ilagay sa kontrata kung sino ang sagot sa minor repairs (ex: below ₱1,000 sagot ni Tenant).
2️⃣ Magkaroon ng malinaw na House Rules tungkol sa paggamit ng lababo (bawal mantika, etc.).
3️⃣ I-document ang condition ng unit bago mag-move in.

Hindi porket Landlord ka, ikaw na agad ang sasagot sa lahat ng sira.
Responsibilidad din ng Tenant ang inuupahan niya habang siya ang nakatira doon.

Disiplina sa kontrata. Linaw sa usapan. Iwas problema.
