Long time no post! So onting lore muna tayo on my own journey saking 1st property and how this page was born.

I'm gonna go back to my roots of teaching again this 2026! Last year was a very fruitful year despite of the lack of posting. Salamat po saking mga cliente. I was bombarded with clients na I didn't had time to make postings anymore.

Happy problem diba? I actually managed to hit my personal quota I set for myself. Masaya with how business went pero super stressed din. Ganyan talaga ang buhay.

🔖 Some people think na transferring your loan to another Bank or kay PagIBIG means mas cheaper or they're saving alot because of the "lower interest" kuno na nakikita nila on face value.

On paper, yes, mas mura nga kasi new loans usually get a low interest rate upfront.

PERO... if you check the actual math, hinde.

People assume na their housing loans are based on a straight line method na their monthly ammortization's interest for the whole term is linear or fixed.

No. Housing loans in the Philippines are based on a diminishing balance method na front-loaded ang interest meaning bigger interest ang kinakaltas from the very beginning for the financing institution to recuperate their costs and capital kaagad.

I teach about this kind of stuff on my workshop. Hopefully, this december I could do one since I'm already past 50% done with the content!

🔖 This is not to discourage you from participating with PagIBIG's ROPA Sale ngayon pero I think, na okay din na makarinig/basa ka ng different perspective contrary the popular belief na "Basta PagIBIG, Mura". If you'll read the post carefully and meron kang proper reading comprehension, it says otherwise.

🔖But then again, case to case basis pa din. I'm not saying na pangit, I'm just stating facts on how things work. You can't say na I'm pro-bank foreclosed kasi kahit kami mismo ng family ko, we also try to bid dati. Pero that was before-before like pre-pandemic season.

💰I honestly think na mahirap magbid ngayon due to public demand? or rather the general knowledge ng public about the said sale. If you're someone who's brave enough to buy an occupied unit, let me know para ihire kitang magpa-alis pag bumili din ako HAHAHAHAHAHA

Kidding aside. Kung may balak ka ngang bumili ng occupied unit, let me know. I want to know your hardships, learnings and processes for educational purposes.

Very timely post since I'll be having a session with a follower ngayon mismong 8pm from the time of this posting having this dilemma.

I didn't prepare this post ngayon lang but matagal na. Sadyang nahihirapan lang ako gumawa ng content dahil super super tagal ko nang di nagsstory tell hahahaha!

Anyway, always ask yourself if naiintindihan nyo ba talaga ang pinapasok nyo and get someone you trust in this aspect to confirm and ipag-double think kayo if you're actually doing the right choice.

✨ Congrats on your new house, Doc! ✨

If tama ang pagkka-alala ko, Discord acquaintances kami on a finance server. We haven't talked or reached out back then. This was during the pandemic.

Fast forward, Doc reached out last year, 2024 na she's planning to buy na. Medyo biglaan and we had a quickie seminar na may halong benta because may intent to buy na. I had to customize yung talk points na magffit sa situation ni doc. We had 3 separate trippings. We we're trying to find something na magffit sa situation ni doc and Voila! Here we are!

For this transaction, nahirapan lng ako on what payment term and financing ang magwwork sa situation nya because of, syempre, tax docs/ ITR. I had to reach out to different banks just to get an idea kung sinong banks ang mas lenient at hinde. Ano ang common thing at requirement for these situations. After getting answers and making a game plan on how to move forward, saka lang kami nagpush with the reservation.

The whole buying journey took us 11months. From inquiry to trippings hanggang sa magreserve si Doc and I totally understand. Di ako nangru-rush ng cliente at alam yun ng mga clients ko. I always say na pagisipan ng mabuti.

Are you sure you're planning to buy a property from someone unsure of how to do their job? 🤨

Hindi naman sa gine-generalize ko lahat pero I'm talking about a big chunk of sellers out there na you'll probably encounter during the course of your property hunting. This post is actually inspired by my client's recent trip to Pasay.

Honestly, I had high expectations dun sa mag-aassist sakaniyang agent kasi they're affiliated with a big brokerage. Ang alam ko, they frequently conduct seminars and workshops for their salespeople. Pero mukang expectation vs reality talaga.

I'm not saying their super bad pero if given the choice, why choose them? If sa property nga, nagccanvass ka. Pano pa kaya sa taong mag-aassist sayo with your purchase? Ang commission nila is manggagaling sa pera mo.

I also had a few consultation sessions recently regarding owners na iniwan ng agent nila sa ere. So... medyo yamot sila syempre. Clueless on how to proceed and what steps to take to move forward.

Kaya find someone better. Get a person na can give you some level of assurance without bias na you're making a right decision 😉

Para sa mga taong nag-gglorify or feeling na mura ang pasalo properties.

Actually, mas madali pa nga bumili nlng nang titulado na property na onhand vs a Pasalo property dahil sa cashout requirement. Kasi kung may onhand cash ka na ganun kalaki, i'm willing to bet na you're not gonna push through with the sale knowing the stress and hassle you need to go through.

The only way na masasabi kong mura ang pasalo property is if
1. The seller is willing to shoulder all taxes for the transfer. Why? If Capital gains tax lang ang isshoulder nya, bare minimum lang yun. It's nothing special.
2. The seller is willing to sell at a loss which doesn't fit the pasalo story kasi kailangan nga nila ng pera.
3. Barya nlng ang hinihingi nila.
4. Pero I prefer na we do things the right way. Like babayaran ko na yung remaining balance para makuha kagad ang titulo and matransfer sa pangalan ko. Hindi ako papayag na onti-ontiin. Kasi if matagalan, most probably mammroblema ako kakahanap sa seller.

Oh well. Sadyang ayoko lang ng situation na pirma ng ibang tao ang magsosolve ng problema ko. Ikaw ba? Are you willing to gamble your money sa internal pasalo agreements?

If naabot mo tong part na to, quiet ka lang...
I'm lowkey considering adding 2-3 more agents under my wing!

Long time no post. This is more like an update lang.

I'm currently working on my sales process kasi, kaya may story ako before of a pic ng onboarding document ko for clients. *Check the link in my bio*

After that, I'll be revamping my current presentation for the seminar. I made that back in 2020 pa kasi plus agent pa lang ako nun. Sobrang gamit na gamit ko na yung presentation na yun and I think it's time na para ayusin ko sya ulit.

For the Rental and Foreclosed property seminar, I've decided to split it into 2 separate seminars nlng. I think masyadong advanced ang topic ng rental vs foreclosed properties . I'll be working on those soon.

Not really a problem pero I have a waiting list ngayon for people planning to buy, tulad ng sinabi ko dito sa post so as long as I have prospects, medyo hati ang oras at attention ko sa pagtuturo.

Bigla ko lng naalala. I won't be taking any board exams this year so medyo full year ako mkkapagtrabaho hahaha

The decision to spend and invest is still yours. Your money, your rules. If you did a good job investing, all credits belong to you for doing a great job. If maloko ka ng agent, all the blame is yours also.

Honestly, ang pinaka-masakit na part ng property investing journey ng isang tao is if mauwi sya sa Pasalo. Sayang pera, sayang oras, sayang ang emotion at pagod.

Well, this is just my opinion. Pwedeng mali, pwedeng tama. Take it with a grain of salt.

Bakit nangyari ang Condo Oversupply? Long post ahead.

Even with all the news about the "bursting of the real estate bubble" na maraming nag-aantay bumaba ang presyo ng condo, dahil specific to condo market, I don't really see prices falling. Tho, sana nga pero parang anghirap isipin.

If you're planning to buy a Condo, this question is for you. How long have you been waiting for that "bubble" to burst? Kasi as far as I know, around 2018 pa nila yan sinasabi. It's already 2025. Dumaan at tapos na ang pandemic and we're still here. If the pandemic didn't do it, what would?

So for me, what should and what's gonna happen is a market correction which means di magtataas ng presyo ang market for a long time. Mag ooffer sila ng better discounts at better payment terms to sell off their inventory.

Well, this is just my opinion. Pwedeng mali, pwedeng tama. Take it with a grain of salt.

Salamat po sa tiwala! 🥰

This client was actually a referral. She saw the post of my mother online and I was referred to her. Her major concern is gusto nyang ayusin at ilipat ang property title ng current house nila to her name. Kasi during our consultation, the property was bought a long time ago and hindi na-transfer ang title papunta sa parents niya.

Our 1st meeting was at Mcdo. Dun pa lang naexplain sakin ang problema.
1. Old title pa yung onhand nilang titulo.
2. Meron pang mortgage annotation. Hindi pa nacacancel.
3. Senior na si Seller at nakatira na sa probinsya so medyo hassle kumuha ng documents at requirements.

We eventually had, i think, 2 more face to face meetings before we shook hands na ako na mag-aasikaso ng papeles nila. I gave the client an overview ng steps we’re gonna take and an estimated timeline para sa procurement ng documents at pera for the taxes.

Technically, everything was smooth sailing naman EXCEPT for the seller’s BIR documents na I had to go back and forth and the releasing of documents ng registry of deeds where the supposedly “40 days” turns to 2months or more dahil sa delays and sumaktong may mga holidays.

Buti understanding si client na hindi ko na control ang delays ng govt agencies. Ang importante is ontime ang payment namin ng taxes and we didn’t incurr penalty interests haha! I had to filter the old files sa new working documents and mga receipts para hindi magulo. Got everything sorted out and had a formal turnover ng documents in the end!

Lesson #1 at 1st post for 2025! Rent-To-Own 🏢

Medyo kupas na ang term na "Rent-To-Own" pero madami pa ding nagtatanong at naloloko ng mga agent nila kung papano ba to nagwowork.

Rent-To-Own has it's own pros and cons. One of the Pros is you get to actually stay and experience living in the property without the big commitment ng buong total contract price. From what I've mentioned sa 4th slide, "Contract of Lease with Option to Purchase" or minsan, "Contract of Lease" ang pinapa-pirma sayo.

Ang cons mo naman is the option to purchase mismo. Since you can buy the property at the end of the lease, naghahabol ka ng certain percentage of downpayment sa total contract price ng mismong property which is paid thru your monthly rent. Meaning mas mataas ang rentang binabayaran mo sa isang RTO contract VS your normal rent sa isang normal na rent contract.
