NBI Arrests Two for Real Estate Scams and Falsification of Public Documents
PASAY, Philippines โ On January 20, 2026, the National Bureau of Investigation (NBI), through its Bulacan District Office (NBI-BULDO), successfully apprehended two (2) individuals in a targeted entrapment operation for their involvement in a large-scale real estate scam.
The Subjects are facing charges for multiple counts of Estafa through Falsification of Public Documents, as defined and penalized under Articles 315 and 171, in relation to Article 48, of the Revised Penal Code.
Investigation revealed that Subjects misrepresented themselves as legitimate owners, sellers, or authorized agents of various real estate properties. They used this facade to entice unsuspecting buyers into high-value transactions.
The complainant discovered the scheme only after realizing that the land titles and supporting legal documents provided by the Subjects were forgeries, siphoning the former of their money amounting to P1.6 Million. Thereafter, Complainant reported the said fraudulent scheme to the NBI.
Acting on the report, an entrapment operation was subsequently executed resulting to the arrest of the Subjects. After being appraised with their constitutional rights, they were transported to the NBI-BULDO Office for standard booking procedures and documentation. Thereafter, they were brought to the Office of the City Prosecutor of Malolos City for inquest proceedings.
NBI Acting Director Angelito Magno warned the public regarding the rise of property-related fraud.
"We urge all prospective buyers to exercise extreme caution in real estate dealings," said Director Magno. "Do not rely on appearances alone. Perform thorough due diligence and always verify the authenticity of land titles and documents directly with the Land Registration Authority (LRA) or the Registry of Deeds before any exchange of funds."
