BUHANGIN UNDERPASS REOPENS ON MAY 11

The Department of Public Works and Highways Region XI announced that the Buhangin Underpass in Davao City will reopen to the public on May 11, 2026, at 6 a.m. following nearly a month of temporary closure for repair and rehabilitation works.

Authorities said the upgraded drainage system is expected to help reduce flooding and improve traffic flow, especially with the rainy season approaching.

Delayed Turnover of a Property? Here’s What Buyers MUST Know

Buying a property is a big commitment — emotionally and financially. That’s why delayed turnover can be extremely frustrating for any buyer.
But here’s the good news: You are protected by law.



🔍 Your Right to a FULL Refund Under PD 957

Presidential Decree 957 (Subdivision and Condominium Buyer’s Protective Decree) gives buyers strong protection against unreasonable delays by developers.

Under this law, buyers have the right to:

✅ Rescind (cancel) the contract

If the developer fails to deliver the unit or house on the agreed turnover date.

✅ Get a FULL refund

This includes:
• ✔️ Reservation fee
• ✔️ Downpayment
• ✔️ Monthly amortizations paid directly to the developer (if applicable)
• ✔️ Other charges paid before turnover

No penalties. No deductions.
The buyer is entitled to receive 100% of what they paid.



📌 When Can You Use This Right?

You can demand a full refund if:
• The developer misses the promised turnover date
• There is no valid reason for the delay
• Delays go beyond what is reasonable and previously committed
• The buyer no longer wants to continue due to the prolonged delay

Davao Global Township (DGT) Phase 1, a P33-billion estate project spanning 22 hectares on the former Davao Golf Club, is steadily transforming into one of the most anticipated central business districts in Mindanao. The development is a joint venture between Cebu Landmasters and the Villa-Abrille Clan of Davao through YHEST Realty and Development Corporation, marking Cebu Landmasters’ first estate development outside of the Visayas region.

West Village at DGT made waves last year with the launch of two of its four towers, each rising 16 floors. LOOK | ₱3.5B Total Investment Set for Abreeza Mall Expansion and Facelift

Ayala Malls is committing ₱3.5 billion to expand and upgrade Abreeza Mall, underscoring confidence in the Davao Region’s sustained economic growth. The investment covers both a major expansion and a large-scale renovation of the existing mall. Construction of the ₱2.5-billion expansion is scheduled to begin in the first half of 2026.

The five-story structure will add 15,000 square meters of gross leasable area (GLA) across three retail floors. Two upper levels will be allocated for business process outsourcing and office spaces, broadening the mall’s commercial footprint. While the total gross floor area (GFA) has yet to be disclosed, the new building will rise on nearly one hectare of land behind the existing mall and is expected to be completed in the second half of 2028.

Mall General Manager Janice Parreno said the expansion responds to strong market demand from both national and international brands seeking space in Davao. She noted that regional economic growth has outpaced the national average, creating favorable conditions for further investment. The project is also expected to support job generation and strengthen tourism activity in the city.

Design duties were awarded to CAN Design, a Hong Kong-based architecture and planning firm. The concept features a prominent new façade and enhancements that preserve the mall’s breezy, resort-inspired character while ensuring seamless integration with the existing structure. In addition to the expansion, more than ₱1 billion has been earmarked for the renovation of the current mall.

Planned upgrades include converting the roof garden into an indoor-outdoor sanctuary beneath a new overhead canopy. The redevelopment will also introduce Kantinas, an air-conditioned food hall featuring popular concepts from Davao, Cebu and other parts of the country. Together, these projects position Abreeza Mall to accommodate luxury labels and first-in-Davao global and national brands amid rising demand for premium retail and office space in the city.
