Itโ€™s happening. ๐Ÿ™Œ

Iโ€™ve been invited by a developer to speak at an Investorsโ€™ Night on June 18 at Neilโ€™s Kitchen, Alabang and honestly? This is a moment Iโ€™ve been working toward for a while now.

The event is all about helping buyers and investors find the right opportunities which, when I think about is nothing new to me in the last 12 years. Only difference is, Iโ€™ve matured and I guess I have more talking sense now than when I started. ๐Ÿ˜†

But hereโ€™s what this really means to me:

I went into real estate to sell properties. But over the years, I realized that I have been building a career, a voice, a presence that actually helps people make better decisions. And little by little, Iโ€™ve ventured into public speaking, coaching, leading. And these have always been part of the plan.

This is the first chapter.

As Gary connected to the crowd, he said that whether you're a rookie finding your footing, a solo veteran grinding through deals, a business or a brokerage owner scaling a team, or an investor building a portfolio, the common thread isn't ambition. It's architecture and what you make of your existing situation. Simply put, our goals don't determine our future. Our systems do.

End of the day, we, brokers and agents, we all want the outcome. The commission. The closed deal. The passive income. The freedom.

But the market doesn't reward desire. It rewards process. Our daily discipline, the structured approach, the willingness to show up even when the results aren't visible yet. So before you set your next target, ask yourself:

Do I have a system worthy of the goal I'm chasing? If not, that's where the real work begins.

This serves as a reminder that real estate developments should go hand in hand with social awareness and responsibility. DHSUD has strengthened the enforcement of the Balanced Housing Development Program (BHDP) under Republic Act No. 7279, requiring private developers to allocate a portion of every subdivision or condominium project toward socialized housing or its monetary equivalent. Mind you, this has always been a policy but itโ€™s the enforcement thatโ€™s lacking.

Based on the article, more than 600 projects have already been flagged for non-compliance, and the agency has warned that developers who fail to meet the requirement may face penalties, project delays, or cease-and-desist orders until they secure a Certificate of Full Compliance.

Being immersed in the industry especially Metro Manilaโ€™s central business districts and emerging provincial hubs close by, this policy is also a reflection of todayโ€™s market reality. Property prices in areas like Makati, BGC, and even growth corridors such as Batangas, Pampanga, Cebu, and Ilo-ilo, ๐™๐™–๐™ซ๐™š ๐™ง๐™š๐™–๐™˜๐™๐™š๐™™ ๐™ก๐™š๐™ซ๐™š๐™ก๐™จ ๐™ฉ๐™๐™–๐™ฉ ๐™–๐™ง๐™š ๐™จ๐™ž๐™ข๐™ฅ๐™ก๐™ฎ ๐™ช๐™ฃ๐™–๐™ฉ๐™ฉ๐™–๐™ž๐™ฃ๐™–๐™—๐™ก๐™š ๐™›๐™ค๐™ง ๐™ข๐™ค๐™จ๐™ฉ ๐™๐™ž๐™ก๐™ž๐™ฅ๐™ž๐™ฃ๐™ค ๐™›๐™–๐™ข๐™ž๐™ก๐™ž๐™š๐™จ. The market has become increasingly polarized towards the upper class. Premium projects continue to thrive, while affordable yet quality housing struggles to keep pace.

DHSUD is setting a tone that inclusive growth in housing is no longer optional but an obligation. It pushes the industry to strike a balance between profitability and accessibility to ensure that while we pursue growth and innovation, we donโ€™t leave behind the very people who keep our cities and economies moving. End of the day, we just all want to have a place we call home and this should be accessible to all classes.
