Have you ever wondered what those letters engraved means❓

🟢 PS - Stands for Private Surveying. It means that it is surveyed by a "PRIVATE" geodetic engineer

🟢 BL- Stands for Bureau of Lands. It means that it is surveyed by the Land Management Bureau

🟢 PLS - Stands for Public Land Subdivision. Stands for Public Land Subdivision

🟢 AR - Stands for Agrarian Reform. A surveyed land for Agricultural purpose

'Clean Title

You can only call it clean title if:

* Owners that appears in the title of title of the property are still alive & can sign documents.

*No disputes attached in the title and certified true copy of the title.
Please take note that not all disputes are printed in the original title itself. Thus it is very important to request for the latest certified copy of title.

*All real estate/property taxes are paid on time. Always request for latest real estate tax clearance.

*If the owners are married, (on or after 1987) the property is considered conjugal even if only one property owners is in the title. Both should sign the deed of sale.

* If the property owners die, heirs should file and pay for the estate tax of all the properties.Penalties apply for the late filling.
