The Capital Development Authority of Islamabad was formed in 1960, and Muhammad Khalid Randhawa moved to and started working in Islamabad in 1962. The city's master-plan was designed by Greek architect Constantinos Apostolou Doxiadis, and Muhammad Khalid Randhawa also met with his team while they were on visit.

He won numerous contracts and delivered landmark projects of the city, many of which still exist today.

He has always believed in delivering quality be it his own projects or someone else’s. Dating back to the time when he used to work as a contractor, he never discriminated between his development projects and the ones in which he was working as a contractor.

His uncompromising stance on work ethic gained him unparalleled reputation and renown in the real estate industry.

Being the eldest of 9 siblings, Muhammad Khalid Randhawa took to helping out his family, and settling his siblings to the best of his ability wherever and whenever needed. He proved to be the model elder brother and son, and took his family under his wings.
Before leaving for Islamabad, he took the earnings made till then, developed multiple apartments and leased them out.

The rent amounted to approximately Rs 600 per month which was almost four times his original salary, all of which again he handed to his mother, which was more than enough for the whole family to live comfortably. He then asked for his mother’s permission to leave and she eventually agreed if he promised to come back home once every month which he religiously did all her life.

On the eve of his departure to Islamabad, Muhammad Khalid Randhawa seeked his father’s advice. His father said, “Pray to Allah that you do not have to face a loss in your business. However, if it’s written that you are to experience loss, then may it be a loss of money, but not a loss of reputation”. This is something that Muhammad Khalid Randhawa lived by all his life, and it became the foundation upon which Randhawa Developments was formed.

While working as a university professor, Muhammad Khalid Randhawa started his journey as a part time contractor in 1954. He used to earn Rs 144, all of which he used to hand to his mother every month. She used to complain that he takes nothing from home, on top of that he gives all of his salary to her.

She suggested that she would keep Rs 100, and the remaining Rs 44 he should keep for himself. However, he insisted that she keeps all his salary, and started working as a part time contractor in the evening to make ends meet for himself, little did he know that he was on the path which would eventually change his line of work and life all together.

He made several small developments of his own also. He continued working like this for several years until he decided to move to the newly crowned Capital of Pakistan; Islamabad.
