Bahria Town Karachi allowed to built single story Villa and start living.
Revised SOP:
SOPs FOR SINGLE STORY RESIDENTIAL BUILDING
The scrutiny fee for only Ground Floor villa will be charged to start the design process.
After completion of Ground Floor if client required to construct first floor, standard scrutiny fee will be charged again.
The client must submit all drawings (for both single-story and double-story) at the time of submission.
3D views of both single-story and double-story villas must be submitted at the time of elevation approval (only for plots 500 sqyd and above).
At the time of drawing submission, the architect must design the building in a way that allows for it to be easily converted from a single-story to a double-story design.
Mumty (roof structures) are not allowed on single-story villas; only hatch roof stairs access is permitted.
The OHWT (overhead water tank) in a single-story villa must be of the same approved gallons as for a double-story villa, as per Bahria SOPs:
i. 125 sq. yd. (500 gallons) ii. 272 sq. yd. (800 gallons) iii. 500 sq. yd. (1,500 gallons)
iv. 1,000 sq. yd. (2,000 gallons)
v. 2,000 sq. yd. (2,500 gallons)
Temporary (fiber) OHWT is allowed, but it should not be visible from any side of the villa..
The parapet wall height can be between 4'-0" and 5'-0"
The structural engineer must design the structure according to the requirements for a double-story villa.
The MEP (mechanical, electrical, and plumbing) consultant must provide provisions for a double-story villa.
