Meeting the inspector today for my first time homebuyer here in North Augusta, and I couldn’t resist stopping by the Greenway. His new home is within walking distance, which is perfect because staying active is important to him.

That’s one of my favorite parts of a buyer consultation. I’m not just listening for bedrooms, bathrooms and price. I want to know how you live, what you enjoy and what you want around you. Because the right home should fit your lifestyle too.

One of the most frustrating reports or follow ups is that the listing is receiving views, but buyers and their agents are not scheduling showings or submitting offers.

The “views” like the ones you see on Zillow, or the ones we capture through the MLS data show us that it captured their attention. The showing appointments on the other hand, tells us that the buyers saw enough value to schedule an appointment to tour it. When there is a gap between the “views” and showings, then it is time to diagnose what the culprit is. We look into the current competition, any feedback, price, incentives, and the dynamics of that specific market. Sometimes the property at the current terms does NOT create the urgency for the buyers to take action.

Many homeowners ask me what color should they paint before listing. If I am going to be honest, not every ”trend” will suit every home. Paint can completely change how a room feels on camera.

The right color has to work with the home’s natural light, flooring, cabinetry and fixed finishes. These five are beautiful starting points because they can create a lighter, more cohesive backdrop without stripping the home of warmth or personality.
Sample first, take a picture to see how the camera captures it, and spend only where the update supports the home’s market position. Again, every popular color is not right for every property.

Another military family is headed home! 🇺🇸🏡

Dustin and his family were referred to me by a past military client, which always means so much to me. 💚 After our initial consultation, we explored different homes and price points, talked through what made the most sense for their needs and budget, and found the one. We negotiated some fabulous terms, and now my buyers are officially under contract using their VA loan and headed to closing in just 20 days!
