If I had to price a listing in Cascais, this is how I would do it.⁠ 🙌🏻
⁠
I would not start with emotion, and I would not start with the owner’s expectations.⁠
⁠
I would start with the market, but more importantly, with positioning.⁠
⁠
Because in Cascais, pricing is not just about €/m².⁠
It’s about how the property sits within a very small, very international, and highly informed buyer pool.⁠
⁠
I would first analyse real comparables, not asking prices, but recent transactions in the same micro-location: Quinta da Marinha, Birre, Estoril, Cascais centre.⁠
⁠
Then I would adjust for what actually moves value here:⁠
⁠
— scarcity in that exact street or typology⁠
— quality of renovation vs international buyer expectations⁠
— and lifestyle positioning (not just size or specs)⁠
⁠
Because buyers in Cascais are not just buying property.⁠
They are buying a version of life.⁠
⁠
And the biggest mistake?⁠
⁠
Pricing for ambition instead of demand.⁠
⁠
In this market, the right price is the one that creates interest in the first 2–3 weeks, not the one that tests patience for months.

If I had €200k to flip in Lisbon, I would not spend it on a luxury renovation.⁠
⁠
I would spend it on creating perceived value.⁠
⁠
Because the best flips in Lisbon are rarely about making a property bigger.⁠
They’re about making it feel brighter, smarter and more effortless to live in.⁠
⁠
With a €200k budget today, my approach would probably be:⁠
⁠
— Find an underperforming apartment in a strong location⁠
— Focus on layout, natural light and flow⁠
— Invest heavily in kitchen + bathrooms⁠
— Keep finishes elegant but timeless⁠
— Avoid over-customisation⁠
— Create a product that feels “move-in ready” for international buyers⁠
⁠
Why?⁠
⁠
Because Lisbon buyers are increasingly paying for convenience.⁠
⁠
And the numbers matter:⁠
Full renovations in Lisbon currently average around €1,000–€1,500/m² depending on the condition of the building and scope of works. Historic properties can go much higher. ⁠
⁠
Which means €200k is enough to completely reposition the right apartment, if the purchase was smart.⁠
⁠
The mistake most people make when flipping?⁠
They overspend on finishes and underestimate timelines, licensing and hidden structural costs.⁠
⁠
In Lisbon, the real profit is usually created:⁠
• in the negotiation,⁠
• in the floorplan,⁠
• and in understanding what buyers emotionally respond to.⁠
⁠
Not in gold taps and expensive marble.⁠
⁠
Personally, I would rather create a property that feels quietly luxurious than obviously expensive.⁠

Because those are the homes that sell fastest.⁠

Today, LX Factory is one of Lisbon’s most iconic destinations, filled with cafés, restaurants, creative studios, independent shops, and an energy that’s hard to find anywhere else.⁠

It’s a reminder that the best places aren’t always the newest. Sometimes, they’re the ones with a story.⁠
⁠
This is one of my favourite examples of how Lisbon transforms old spaces into thriving communities, while preserving the character that makes the city so special.⁠
⁠
It’s also a great reminder that great real estate isn’t just about new developments; it’s about vision, regeneration, and creating places where people genuinely want to be.⁠
