If I had €200k to flip in Lisbon, I would not spend it on a luxury renovation.⁠

I would spend it on creating perceived value.⁠
⁠
Because the best flips in Lisbon are rarely about making a property bigger.⁠
They’re about making it feel brighter, smarter and more effortless to live in.⁠
⁠
With a €200k budget today, my approach would probably be:⁠
⁠
— Find an underperforming apartment in a strong location⁠
— Focus on layout, natural light and flow⁠
— Invest heavily in kitchen + bathrooms⁠
— Keep finishes elegant but timeless⁠
— Avoid over-customisation⁠
— Create a product that feels “move-in ready” for international buyers⁠
⁠
Why?⁠
⁠
Because Lisbon buyers are increasingly paying for convenience.⁠
⁠
And the numbers matter:⁠
Full renovations in Lisbon currently average around €1,000–€1,500/m² depending on the condition of the building and scope of works. Historic properties can go much higher. ⁠
