The bank valued the property at €600,000.
Does that mean it is worth €600,000?
Not necessarily.
This is a point that often creates confusion when buying property in Portugal.
A bank valuation has a very specific purpose: it helps the lender assess the property being offered as security for a mortgage.
It is not the same thing as determining what a buyer should pay.
And it is not the same as an asking price either.
In practice, you may be looking at three different numbers:
The asking price — what the seller wants.
The bank valuation — what the lender considers for financing purposes.
The acquisition price — what buyer and seller ultimately agree.
None should automatically be treated as “the market value”.
That requires context: comparable properties, actual condition, micro-location, liquidity, competing supply and, ultimately, what the market is prepared to pay.
Three numbers. Three different purposes.
Understanding which one you are looking at matters.
