Closing costs in Portugal are the additional expenses you pay when buying a property — and they are often higher than many foreign buyers expect.

In most cases, you should plan for around 6% to 8% of the purchase price, depending on the property value and how the purchase is structured.

The biggest cost is IMT (Property Transfer Tax). This is a progressive tax, which means the percentage increases with the property price. For a primary residence, it can go up to around 7–8%, but in many cases it’s lower due to brackets and deductions.

Then there is Stamp Duty (Imposto do Selo), which is fixed at 0.8% of the purchase price. If you take a mortgage, there is an additional stamp duty on the loan amount (usually between 0.5% and 0.6%, depending on the loan term).

You also need to include notary and registration costs, which cover the official deed (escritura) and the registration of the property in your name. These are usually in the range of €1,000 to €2,000, depending on the process and service providers.

If you use a lawyer — which is highly recommended for foreign buyers — legal fees typically in the range of €1,500 to €2,000, sometimes with a minimum fee agreed upfront.

If you’re buying with a mortgage, the bank may charge arrangement fees, valuation fees, and administrative costs, which can add a few hundred to a couple of thousand euros.

One important point: these costs are usually paid before or at the moment of the final deed, so they need to be planned in advance — they cannot be included in your mortgage in most cases.

For foreign buyers, understanding closing costs is essential. The property price is just one part of the investment — the real budget should always include these additional expenses to avoid surprises at the final stage.

It refers to a building where multiple owners share the same property structure, while each person owns their individual unit. At the same time, all owners share responsibility for common areas like entrances, stairs, elevators, gardens, or parking.

When you buy in a condominium, you are not only buying your apartment — you are also becoming part of a shared system with rules and responsibilities.

This includes a monthly condominium fee, which covers maintenance, cleaning, insurance for common areas, and sometimes repairs or improvements. The amount depends on the building and what services are included.

There is also an owners’ meeting (assembleia de condóminos), where decisions about the building are made. During these meetings, topics like budgets, repairs, and future works are discussed and voted on. After each meeting, official meeting minutes created, which record everything that was agreed.

For buyers, it’s important to review these meeting minutes, as they can reveal if there are planned renovations, financial issues, or unpaid fees in the building.

In Portugal, condominiums are legally structured, which means responsibilities, costs, and decision-making processes are clearly defined, offering protection, as long as you understand how the system works before buying.
