The average sales price started at $499,257 in January, climbing to a high of $557,226 in June before tapering slightly to $539,262 in July. This price trend indicates strong buyer interest, likely driven by competitive demand early in the year.

Inventory levels have steadily increased from 1,149 units in January to 1,399 units by July. This growth in available homes has been accompanied by a gradual rise in supply, from 1.7 months in the first two months of the year to 2.1 months by July, suggesting that more sellers are entering the market, possibly in response to the higher prices.

Closing numbers also reflect the market's activity, with a significant rise from 385 in January to a peak of 894 in May, followed by a slight, most likely seasonal, decline.
