Pinery Residences sells 92.5% of units at average price of S$2,546 psf at launch

Pinery Residences, a Tampines project by Hoi Hup Reality and Sunway MCL, sold 544 units, or 92.5 per cent of its 588 units over its launch weekend, at an average selling price of S$2,546 per square foot (psf). The mixed-use development recorded robust demand across all unit types, the developers said in a Sunday (Mar 29) media statement, adding that Singaporeans and permanent residents accounted for nearly all buyers. “The strong sales achieved at launch reflect the project’s compelling value proposition and the continued demand for well-located integrated developments in established residential estates,” Hoi Hup and Sunway added.

New private home sales fell in February with just 246 units moved, as developers held back launches during the Chinese New Year festivities.
But sales are expected to rebound in the coming months as more new projects are rolled out, analysts said. Data released by the Urban Redevelopment Authority on Monday (Mar 16) showed that the latest February sales – excluding executive condominiums (ECs) – were 84.6 per cent lower than the 1,597 units moved a year earlier, with no projects launched during the festive season.

Hoi Hup–Sunway MCL’s Pinery Residences draws over 8,500 visitors on preview weekend

Over 8,500 visitors turned up at the preview of Pinery Residences in Tampines West over the weekend of March 14–15, reflecting strong interest in what will be the first mixed-use residential development integrated with an MRT station in Tampines West. Joint developers Hoi Hup Realty and Sunway MCL will launch the 588-unit development on March 28. The project will also feature a 121,600 sq ft retail podium, Pinery Mall, which is linked underground to Tampines West MRT Station on the Downtown Line.

Analysts say the strong turnout reflects the deep pool of HDB upgrader demand in Tampines, Singapore’s largest HDB town.

Property market sentiment dips in 4Q2025 as global uncertainties cloud outlook: NUS index

Sentiment in the Singapore property market is growing cautious amid unfolding global uncertainties.
