98% sold on launch day, at an average of $2100 psf in Outside Central Region (OCR).

A 2,497 sq ft penthouse was transacted at $6 million or $2,406 psf!

This is setting new benchmark for OCR prices.

A total of 1500 cheques were collected for just 372 units.

Expecting demand to spillover to upcoming nearby launch, Lentor Modern, or even potential opportunities that may seem valued in the RCR and CCR regions, in comparison to the $2,100 psf price tag.

30 units bulk purchase!?

Foreigners who purchases Singapore’s properties are subjected to an Additional Buyer’s Stamp Duty (ABSD) of 30%, up from the previous 20% on 16 Dec 2021 onwards.

To put it into perspective, for $85m, the individual paid $25.5m in ABSD.

6,000 HDB flats to be built in Greater Southern Waterfront, first BTO project within 3 years.

Definitely will be one of the most interesting BTO location.

These units are part of the 9,000 homes that will be built on the 48ha site. Remaining 3000 homes will likely be allocated for private housing developments.

It has not been confirmed if it will be under the new Prime Location Housing Scheme.

Industry experts estimates the 4 room flats to be in the price range of $600k - $700k.

Should you pay off your housing loan asap or not?

Unless you are looking to retire, learn to leverage on Other People's Money (OPM) to grow your asset and wealth. Property mortgage debt is one of the lowest interest rate debt.

Assuming you have S$100,000 in extra cash and wish to pay off part of your HDB loan early. Let’s compare investing in an S&P 500 index fund instead, which gives an average annualized return of 7%.

Interest paid to HDB at 2.6 per cent: $100,000 x 2.6% = $2,600

Investment returns from the S&P 500 index fund: $100,000 x 7%= $7,000


Missed potential gains: $7,000 – $2,600 = $4,400

As we can see from the above calculations, you could lose over S$4,000 annually if you chose to pay off your home loan early instead of investing the extra cash.

Reducing your mortgage by $100,000 only reduces your interest by approximately $125 per month.

“Home owners who sell their property at market value are not required to top up in cash if their selling price was not enough to fully refund the CPF monies used plus accrued interest.

But this means that this group would have less CPF monies to tap for their next property or for retirement purposes, said the CPF Board.

When home owners sell their property that was paid with CPF savings, they are required to refund the principal amount withdrawn, along with interest calculated at a rate of 2.5 per cent a year.”
