Should you pay off your housing loan asap or not?
Unless you are looking to retire, learn to leverage on Other People's Money (OPM) to grow your asset and wealth. Property mortgage debt is one of the lowest interest rate debt.
Assuming you have S$100,000 in extra cash and wish to pay off part of your HDB loan early. Let’s compare investing in an S&P 500 index fund instead, which gives an average annualized return of 7%.
Interest paid to HDB at 2.6 per cent: $100,000 x 2.6% = $2,600
Investment returns from the S&P 500 index fund: $100,000 x 7%= $7,000
Missed potential gains: $7,000 – $2,600 = $4,400
As we can see from the above calculations, you could lose over S$4,000 annually if you chose to pay off your home loan early instead of investing the extra cash.
Reducing your mortgage by $100,000 only reduces your interest by approximately $125 per month.
