Do u know about the new “cooling measures” released to control the housing market from developers’ perspective?

Harmonisation of the Gross Floor Area for Developers to now include aircon ledges, curtain wall systems and other free spaces into GFA calculations. This move seems to penalise on developer’s profit margins where previously they could sell such “free spaces” to home owners.

Incidentally, this might means that either developers have to design slight smaller living space to maintain the profit margins that would result in a higher psf for future launches.

On a Macro level, this move will also impede developers from agresssively land banking via enbloc and overall its seems like the Super Undersupply situation will continue to happen.

Facing a higher psf in the future and Undersupply PTE market what Shld be do now as a home buyer?

We did it! First exclusive listing ☺️

Our client was hesitant in listing their unit as they were unsure of their next step. With such a hot rental market, I am super happy to be able to secure a unit for my clients at a lower asking price! So blessed to be able to find for them what they wanted; location, larger space, and a high floor 😊

My clients have viewed 7 units in 3 days, offered 2 units and got rejected both times! They were panicking already! To be able to secure this unit they like in a short period is such an amazing feeling 🌈
