What it takes to buy a Thomson new launch. Here's the math.

2-bedder at $1.7M, $425K down, qualifying income ~$11K/month.
3-bedder at $2.5M, $625K down, ~$16K/month.

The question I ask before any client buys isn't about the numbers. It's who buys this from me next?

Here the pool runs deep, families who want the school address, HDB upgraders from nearby, and landed right-sizers who want the mall and MRT within walking distance.

A seller on a 6 month deadline loses negotiating power.

With the 15 month wait out period gone, right-sizers from condo to HDB now have two paths: sell first, or buy first and sell the condo within 6 months.

Buying first sounds better on paper. You move once, skip renting, hand over keys on your own schedule. But buyers know that deadline, and they offer less.

The question I ask before any client's right-sizing move: if we had to sell within 6 months, what price would it realistically fetch? Comfortable with that number? Buy first works. Not yet? Sell first is safer.

Now that the 15-month wait-out period is gone, everyone is asking the same question: will HDB resale prices increase further?

My read is that the impact will be concentrated rather than market-wide.

Own a 5-room or executive flat in a mature town, and you now have a group of buyers who were previously locked out. That supports your selling price.

Own a 3-room flat in a non-mature town, and this change is unlikely to affect your price much.

HDB resale prices just fell for 2 quarters in a row. First time in almost 7 years.

13,480 flats reached MOP this year, nearly double last year's 6,970. More supply is hitting the resale market.

If you're planning to upgrade, your flat may take longer to sell, but the private market is offering more choices with cheaper financing than it has in years.
