𝚁𝚎𝚜𝚘𝚕𝚞𝚝𝚎 𝚎𝚡𝚙𝚎𝚌𝚝𝚊𝚝𝚒𝚘𝚗𝚜? 𝚂𝚘𝚛𝚝𝚎𝚍.

I am grateful to ERA for this recognition and to my clients, family, and friends for their ongoing support and referrals.

In particular, I am delighted to have closed a deal on a District 10 condo that was 7% higher in price than the downstairs unit that sold just weeks earlier. Ours is a record price for a unit of that size in the development.

The sellers were resolute with their price expectations and were surprised that their condo sold as quickly as it did.

I am happy and privileged to have served this lovely young family - and help them transition to an exciting new phase in their lives.

𝕊𝕞𝕠𝕠𝕥𝕙 𝕥𝕣𝕒𝕟𝕤𝕚𝕥𝕚𝕠𝕟𝕤

I am so grateful that my customers entrusted me with their life-changing moves.

From selling a 4-room HDB at $40k cash-over-valuation for one customer, to buying a freehold unit within walking distance to Bright Hill MRT and Ai Tong School for under $1,600psf for another customer, these transactions help my customers transition smoothly into their new phases in life.

Such is the privilege of being a realtor. A privilege that I am blessed and thankful for.

𝙻𝚎𝚝 𝚐𝚘 𝚊𝚗𝚍 𝚕𝚎𝚝 𝚕𝚒𝚟𝚎

Needless to say, lettings (aka rentals) are an important part of real estate. Rentals are the yield to sales’ capital gain.

In recent months, the rental market has softened. Supply has increased while demand has not kept pace.

I am therefore incredibly grateful to have received this month’s recognition of my achievement - as it was done solely through rentals.

To let my landlords’ units out is to help them focus on what matters - to go and live - in the knowledge that they have stable passive income supporting them.

𝐓𝐨 𝐰𝐚𝐥𝐤 𝐢𝐧 𝐚𝐧𝐨𝐭𝐡𝐞𝐫’𝐬 𝐬𝐡𝐨𝐞𝐬

I am grateful for this month’s Star Achiever award.

While the award is a recognition of monetary achievement, to me, it is also an affirmation of the non-monetary contributions I have made to my clients’ lives.

- Like providing my services to an elderly retired couple, pro bono.

- Like managing an early termination of lease for a lovely young lady who sadly discovered she has stage 3 cancer.

- Like securing a record price for the sale of an HDB for a dear family, thus enabling them to fulfil their dreams to upgrade to a private property in a more central location.

It is a privilege to have the trust of these clients, to walk in their shoes, and to serve them as I would want to be served.

For this privilege, I give thanks to God.

𝗙𝘂𝗹𝗹 𝗖𝗶𝗿𝗰𝗹𝗲

This month’s star achiever award is particularly meaningful to me…

My first sales transaction as an agent was the sale of a lovely young couple’s 5-room HDB.

I spent quality time with them - listening to them and understanding their aspirations.

We sold their HDB at close to the record for their block.

Then, the husband purchased an under-valued condo in an area with awesome potential.

Then, this past March, the wife purchased a choice unit at one of the hottest new launches this year - Lentor Mansion.

This was the culmination of a journey - from both owning a unit together to each owning their own unit.

We came full circle.

Their real estate wealth creation journey is still in its infancy.

Bigger and better circles are yet to be drawn.

I am grateful for the trust that this couple has placed in me. It is my privilege to serve them.

𝐀 𝐟𝐮𝐥𝐟𝐢𝐥𝐥𝐢𝐧𝐠 𝟐𝟎𝟐𝟑❗

2023 was a year of transition…

One kid started university and another finished junior college.

A new work-life balance beckoned.

I am delighted to have found a good balance while achieving greater heights in my second year as a real estate agent - top 600 achiever out of ~9,000 ERA agents for the year.

Yippee!!!

𝗡𝗼 𝗶𝗻𝗰𝗼𝗺𝗲❓ 𝗡𝗼 𝗽𝗿𝗼𝗯𝗹𝗲𝗺❗

My most interesting deal this month was to help a young client with no income purchase a freehold RCR condo, minutes walk to an MRT.

Through pledging, he was able to secure a loan.

He can start building equity through rental and capital gains while still studying!

I am thankful to ERA for this Star Achiever acknowledgement and to my customers for their trust and referrals!

𝙋𝙪𝙧𝙘𝙝𝙖𝙨𝙚𝙙 𝙞𝙣 𝙋𝙝𝙪𝙠𝙚𝙩

More precisely, purchased while in Phuket.

My most interesting deal in August was the purchase of a freehold condo just outside the Core Central Region for $1,336 psf. The price my buyer paid was nearly $80,000 less than what the seller paid for the unit more than 10 years ago.

I arranged for my buyer to view the unit while I was on vacation in Phuket and negotiated the deal while I was still overseas.

I am so grateful to my buyer for her trust in me.

𝐄𝐯𝐞𝐫𝐲𝐨𝐧𝐞 𝐝𝐞𝐬𝐞𝐫𝐯𝐞𝐬 𝐚 ‘𝐰𝐢𝐧’

This promotion is particularly meaningful to me.

I was just a few hundred dollars short of the promotion target and had a few un-billed deals that satisfied the target requirement.

The deal that helped me ‘cross the line’ was one of my most meaningful deals to date. It was for a buyer who I thought needed a ‘win’.

I helped her secure an HDB with zero cash-over-valuation, plenty of space for her and her young kids, and nearby her extended family.

I slashed my commission to less than a quarter of the norm - not because she asked me to, but because I thought she could do with a ‘win’.

This promotion, and the deal that helped me attain it, reminds me that realtors have the privilege to deliver ‘wins’ for our clients and their families.

It is a privilege that I am grateful for, and for which I give thanks to God.

𝘾𝙤𝙪𝙥𝙡𝙚 𝙏𝙞𝙢𝙚

My favourite deal this month was the purchase of a District 20 freehold condo by a lovely young couple who are about to get married. It was a privilege journeying with them and being a part of this major milestone in their lives. It is heartwarming to hear that they have been spending their free time enjoying becoming familiar with the area.

I am grateful for the referral from another young couple whom I also helped buy a condo. The best affirmation is a referral from satisfied clients.

My favourite deal this month was to help an elderly couple find a rental property - that matched their space, location, and budget requirements - while their home is being renovated.

They inspire me with their energy to take on such a major project at this stage in their lives. It is a privilege to be of service.

Tᴏᴛᴀʟʟʏ ᴜɴᴇxᴘᴇᴄᴛᴇᴅ! Tᴏᴘ 200 ᴏᴜᴛ ᴏғ ᴏᴠᴇʀ 8000!

My first step as a realtor started on 1 Jan 2022.

Back then, I could not contemplate the journey ahead.

I was focused on taking things one-step-at-a-time.

Thanks to the outstanding leadership, training, and support I received from ERA leaders and teammates, milestones were reached.

I will be the first to admit that many of these milestones were totally unexpected. None more so than being one of the top-200 achievers out of over 8,000 ERA agents in the first quarter of this year.

Words cannot adequately express my gratitude to family, friends, and clients for their unwavering support.

My journey is meaningless without each of you.
