I hear these ALL the time.And some of them sound so convincing…

…but they’re simply not true!

Myth #1: “I should wait for property prices vs to fall.”

Maybe. But what if prices don’t fall? Let’s look at past 20 years of Singapore’s PPI.

Waiting has a cost too.

You could be paying rent while waiting. Or watching the property you wanted become more expensive.

The smarter question is:

“Does the property make sense for me at today’s price?”

Not:

“Can I predict the market?”

Myth #2: “A new launch is always a better investment.”

A new condo comes with a premium. But let’s break down the premium together. Is it really better?

A resale property may offer more space. Better location. Immediate rental.

Let’s break it down together. It’s not the same solution for everyone!

Myth #3: “Freehold is always better than leasehold.”

Definitely am they!

Location, entry price, land size, tenure and future demand all matter.

A well-located 99-year property can outperform a poorly located freehold one.

As leasehold property owners transact more often, the increased transactions in the development tend to pain prices up faster than freehold developments that transact less frequently.

Myth #4: “I need to wait until interest rates fall.”

Lower rates can help. As soon as they fall, demand would rise. What happens then?

Yes, home prices would then increase!

Myth #5: “The most expensive property is the best investment.”

Absolutely not. You’re not buying the price tag.

You’re buying the numbers - Entry price, Rental yield, Capital appreciation potential, Exit demand, Holding costs.

👉 What is my downside if the market stagnates?

👉 Who is my future buyer?

👉 Does this property fit my financial goals?

Because property mistakes can cost a million dollars.

Buying based on a property myth instead of the numbers.

MYTH #1 — I need to be a millionaire to buy my first property.

What matters is your CPF, financing eligibility, and cash savings

MYTH #2 — Foreigners can’t buy property in Singapore.

Change to:

False!

Foreigners can buy commercial property without additional taxes. And citizens of FIVE countries can buy residential properties without additional taxes as well!

Myth no 3 Singapore property always goes up.

Your entry price, location, development, tenure, surrounding supply and exit strategy all matter.

Hence you need a agent with good knowledge to help you.

MYTH #4 — The cheapest property is always the best investment.

Sometimes paying slightly more for a property in a better location, with stronger rental demand and better connectivity, can make more sense than simply buying the cheapest unit you can find.
