With HDB Resale prices up for 24 consecutive months, we can see how it is a seller’s market in the HDB resale sector. Especially seeing how mature estates are reaching the million dollar mark.

Marine Parade 5-rooms have been selling ranging from $700,000 to $900,000 for the past few months with a remaining lease of ~51 years (Marine Parade HDBs lease started 1975-1976). But with this new Million-Dollar Transaction, I foresee more of these in the months to come.

Other mature estates like Yishun, Woodlands and Pasir Ris have been seeing more Million-Dollar Transactions (Ground floor units included) which shows the demand from buyers and the premium (>~$100k COV) they are willing to offer!
