Managed to secure a back to back rental for the Landlord who came to me only 4 weeks before their end of the current lease! 😊 It was a beautiful unit to market as the owner spent over 100k on tastefully done up renovation works. However, we faced certain challenges like securing weekly viewings slots, construction noise right by the bedroom, directly facing the chute from the balcony, as well as a messier than expected unit.

Shared some strategies with the owner & managed to clean up the unit & conduct viewings at strategic timings to get it rented out 25% above the existing rental $$$ with no break in between! Managing this on such a short timeline was challenging, but it helped a lot that I have many relatives living in Clementi Park so I knew the ins and outs of the development very well.

A back to back rental was key for my clients who are servicing their mortgage in this high interest environment - every day the unit is left vacant would mean them paying a high interest which is definitely not ideal. 😮‍💨 Getting a 25% increase in rent was a sweet bonus!

This was a unit that was previously marketed by multiple agents but all the offers could not reach the seller’s expectations. Multiple agents, multiple viewings, and the tenant requested for viewings only once every 2 weeks. The view from the balcony was beautiful and it was important to find the right buyers who could appreciate this.

3 weeks later I found the buyer I was looking for! I first sent over a detailed video tour of the unit before arranging for another viewing to be done through video call. Once we ironed out all the necessary documents, we managed to swiftly conclude the transaction while buyers were overseas. 🤗 Happy buyers, happy seller!

This was a difficult unit to market - West sun in the balcony and bedrooms, balance lease of 55 years, unit in original condition… 😱 Honestly my client who was a second-time owner of this 5 room flat had very little expectations and just didn’t want to lose money. 🥲 The cooling measures made selling 5 room flats even more difficult as many were unwilling to rent for 15 months before moving in.

Met up with her and ran through the game plan with our awesome Seller’s Guide and managed to sell off the unit within 8 weeks while making a decent profit! 🤗 She was so happy & thankful and we are now moving on to better things to look for a great investment unit in D15. 😜
