When interest rates go up, does that mean property prices must come down? 🤔
That's what many people think. But is it really that simple?
Let me give you an example using petrol prices. ⛽
🚗 Driver A: Drives Grab to earn a living. When petrol prices increase and it becomes unprofitable, he might decide to stop driving.
🚙 Driver B: A father sending his kids to school. Petrol prices increase, he complains about the cost, but does he stop driving? Of course not! 😂
Same increase in petrol prices, but two very different reactions.
Now, let's look at what happened during the interest rate hikes in 2022–2023.
🇭🇰 Hong Kong: Property prices fell approximately 30%.
🇳🇿 New Zealand: Property prices fell approximately 16%.
🇸🇬 Singapore: Property prices GREW 8.6% in 2022 and another 6.8% in 2023! 📈
Same interest rate environment, but very different outcomes.
Why? Because interest rates are just ONE of the many factors affecting property prices.
What matters more is understanding who's buying, why they're buying, and the fundamentals supporting the market.
Before deciding to sit on the sidelines and wait for prices to fall, make sure you understand what you're actually waiting for.
Because sometimes, the biggest risk isn't buying at the wrong time. It's waiting without understanding the market. 😉
