Biggest financial mistake in my life so far?

It was to get a HDB flat in 2010 instead of a private condo in 2008. The effects of it is still haunting me to this date.

I bought a 5-room flat at $260k and sold at $380k in 2016. $130k gross profit seems very good, until I realise the private condo which was shortlisted at $800k in 2008 was transacted at $1.4m in 2016! My heart sank. It was a $600k gross profit which I could have made but the worst was the 8 years of time lost.

There are many factors influencing the decision made which I will share in time to come.

But the biggest lesson learnt for me:

The lack of real understanding of the Singapore property market.

Below is simple statistics for a 5RM hdb flat in Woodlands vs private condo in Sembawang. Why the movements between these two are so drastically different?

It was basically a combination of government policies and differences in supply and demand curves. If interested to find out more, feel free to drop me a message.
