On 20 May 2026, a Yishun 4-room HDB supposedly sold for S$950,000.
On 22 May, HDB clarified. Actual transacted price: S$455,000.
The S$950K figure was a data reflection error on HDB's Check Resale Flat Prices e-Service and on data.gov.sg. HDB has since removed the entry and is republishing the correct one.
The standing 4-room Yishun resale record is unchanged at S$819,000 — set by an Adora Green DBSS unit in November 2025.
Most agents are still sharing the wrong number. Here's what HDB-verified data actually shows for 4-room resale in 2026:
→ Mature central (Bishan, Toa Payoh, Queenstown) — S$850K–S$1M+
→ Tampines, Hougang, Jurong East — S$700K–S$850K
→ Sengkang, Punggol, Pasir Ris — S$600K–S$780K
→ Yishun, Sembawang, Woodlands — S$455K–S$680K (older lower, newer/MRT/DBSS higher)
If your last home indicative price check was more than 2 years ago, your number is wrong — but probably not in the direction the viral headlines suggest.
