The Ministry of National Development MND) has announced the latest revision of the development charge (DC) rates following its biannual review. The latest DC rates will cover the six-month period from March 1 to August 31 this year.
The average DC rate for landed residential increased 4.8%. In contrast, the previous six-month period saw the DC rate for this segment increase by 3.6%.

The moderate increase in the non-landed residential DC rates is due to the moderating impact of the Dec 2021 property cooling measures.

A single-storey Good Class Bungalow (GCB) along Stevens Road is on the market for $37 million. It sits on a 11,047 sq ft corner plot and the asking price translates to about $3,350 psf on the land area.

SINGAPORE (EDGEPROP) - The private residential market saw a surge in home prices last quarter, jumping 5% q-o-q according to the latest flash estimate of the price index by the Urban Redevelopment Authority.

The decision to exclude singles from the group of buyers allowed to purchase flats under the latest prime location public housing (PLH) model is not “a step backward”, reported Channel News Asia (CNA) citing National Development Minister Desmond Lee.
Instead, the Government want first to assess the model’s impact and gain experience with it, making adjustments along the way, said Lee at the Singapore Economic Policy Forum on 29 October.

For now, the current restrictions on PLH flats are meant to prioritise larger households that might require more space, with adjustments to be made after the impact of the measures are assessed.

SINGAPORE: Private home prices in Singapore rose 1.1 per cent in the third quarter, slightly above flash estimates released earlier this month.
The private residential property price index increased to 165.3 points in the third quarter, up from 163.5 points in the second quarter, according to real estate statistics released by the Urban Redevelopment Authority (URA) on Friday (Oct 22).

A portfolio of nine villas at Oei Tiong Ham Park Residences in District 10 has been put up for sale with a guide price of $2,500 per sq ft (psf), revealed exclusive marketing agent CBRE.
Located at 29 Oei Tiong Ham Park within one of Singapore’s 39 designated Good Class Bungalow (GCB) Areas, the freehold villas have an area of between 3,401 sq ft and 5,888 sq ft. The total sales volume for prime non-landed residential properties in H1 2021 amounted to S$2 billion, the highest since H2 2010 where sales within the luxury market segment totalled around S$2.4 billion. Rebounding from the pandemic-led recession last year, sales activity in H1 2021 was double the amount of S$1 billion registered in the later half of 2020, and surpassed the S$1.7 billion transacted in the whole of 2020.

According to a Knight Frank report, wealth generated in or imported into Singapore is driving demand for both non-landed and landed luxury homes.

For many Singaporeans, renting isn’t an option. We can’t bear to spend a good fraction of our monthly salaries on paying rent. So most of us tend to live with our folks till we get married and move out (or amass enough savings to buy our own property).
But here’s the thing. While the rental market has been pretty robust since the end of Circuit Breaker last year, it isn’t necessarily expensive to rent in Singapore. Rents have generally been decreasing (albeit the slight increase for non-landed properties in 2019) over the past few years, and have only started going up over the past year.

Rents may have increased over the past year. But as it turns out, it actually isn’t all that expensive renting an apartment in Singapore.

SINGAPORE: Singapore's private home prices rose 0.9 per cent in the second quarter from the previous three months, flash estimates released by the Urban Redevelopment Authority (URA) showed on Thursday (Jul 1).
The increase slowed from the two-and-a-half-year high pace in the first quarter, when prices rose by 3.3 per cent. However, it still marked the fifth consecutive quarterly rise, and came despite Singapore reimposing some COVID-19 curbs to combat a spike in community infections in mid-May.

The Singapore private property market is on an uptrend, to the point where even new cooling measures are being considered.
