This is a classic case of over-using CPF for housing purchase, where the accrued interest of used CPF accumulates and eat into cash proceeds.

To avoid that, one can reduce CPF usage, such as;
1. Choose to pay more with cash for downpayment
2. Lower the proportion of CPF in the monthly mortgage repayments
3. Pay miscellaneous purchase expenses such as legal fee and stamp duty using Cash as opposed to using CPF.

When your CPF is in OA, the CPF board pays an annual interest of 2.5%. However if it is used to pay for property, it will be paid with the cash proceeds from the sale.
