How to estimate your sales proceeds?

Here’s the real life case study:
The sellers was introduced by my client. He intend to sell his 3rm flat at Blk 38 Beo Crescent due to financial difficulties. And he plan to buy a cheaper flat. As he already over 55 years, all his CPF OA & SA money already add up to form Retirement Account (RA).

Here are the profile:
Husband : 64 years
Wife: 60 years old ( Wife do not contribute CPF money to the flat )

✔️ONLY husband used CPF paid for HDB 3 rm flat.
✔️No outstanding loan.

Balance at Retirement Account:
$28,000.00

After checking with CPF, his short fall for CPF minimum sum is
$36,253.00

Minimum Sum : $117,000 ( based on retirement age in year 2009.

CPF used for property: $221,000 (include acrued interest)

If the flat sell at $320,000 (market price), how much seller would receive for both cash & CPF to purchase next resale hdb?

Owner is 64 years old. So minimum sum is based on age 55. That was in year 2009 which is $117,000.

If sell at $320,000, seller need to return $221k back to RA account.
Hence, $320k - $221k = $99k ( cash ) to seller.

From $221k, seller need to return $58,500 ( half of $117,000) + short fall $36,253 = $94,753

Hence $221,000 - $94,753 = $126,244 ( cash ) to seller.

So total cash portion received by seller is $126,244 + $99,000 = $225,244

Seller can withdraw $58,500 from $94,753 ( Retirement Account) to buy next HDB.

Hence, CPF money $58,500 + cash $225,244 = $283,744

My seller has sufficient cash & CPF money to purchase next HDB flat in Yishun, Woodlands, Jurong or Chua Chu Kang area.
