Time to tighten the belt.
With this trade war in its infancy , there is no telling how it will impact this little red dot.

As a trading hub , Singapore cannot escape this fallout that could potentially be much worse than the 10 % base tariff slapped on exports to US. If it continues , this will not be COVID 2.0 in terms of Financial losses , it could be much worse.

That said , property will not be spared . With potential job losses arising from loss of trade , it is just a matter of time this trickles down the financial food chain.

Buying property in Singapore has been a ‘buy and wait’ approach for the past decade, this time around it may be more prudentent to ‘wait and buy’.

A pleasant surprise for the new year.

Rome was not built in a day.
Got this recognition for the multiple deals closed in December. These deals took months from start to fruition with a mix of in-depth analysis, perseverance and a little bit of luck. It was also a blessing to have clients who put their trust in you for a major decision in their life.

Sold my client 4BR at the highest price for similar size unit for 2023. The feather on the cap was that it was sold at 70K more than a similar unit on the same month. At the same time, found a unit for clients who had been househunting for months. It was no easy feat as resale volume for condo declined by 10% to only 743 units transacted in Dec.

At the end of the day, the only award that matters is the affirmation that I had done a good job from the clients.

New Tampines EC will likely price average around $1500-$1600 psf.
If you are looking to book one, consider a resale EC in the vicinity. There are some going for $14xx psf.
When Tampines EC reaches MOP, likelihood it will price close to $1800-$1900 psf to sell. That means existing EC in the area can potentially achieve $1600 in the coming years.


BTO Oct 2023 application rates were low. In the meantime, some residents at Tengah are facing long walks through dusty construction sites due to low transport options in the area.

There is a right way and wrong way of doing 99-1 . Selling the 1 % within a week of exercising OTP is an obvious red flag for tax evasion .

Iras probes home buyers who used ‘99-to-1’ loophole to avoid paying ABSD
