The luck of the draw.

Unfortunately my group of direct buyers were not able secure their choice unit. As consultants we are not pushy to force them into a purchase they are not comfortable with but instead stay aligned with their long term aspirations.

Nevertheless I am very happy to assist my big boss and hyping comrade in securing fantastic 2-BR units in Lentor Central at a very safe entry price.

Why I like it:
- this is the best possible layout for a 2+S. The space is so well planned and thoughtfully designed that I myself would love to stay in it. It can easily function as a 3BR compact sans window placement (not possible for 2Br units in mass market projects). With finishings and fittings that typically only bigger models get.

Main Entrance
- Good sized foyer entryway that is rare for 2BR
- Makes me feel like arriving into a home instead of hotel

Kitchen
- Properly tucked and enclosable at 6sqm, with wide throughway
- A feature glass partition wall typically only found in bigger layouts - I believe itโ€™s the only one in recent launches
- Premium fittings (Smeg and Samsung)
- Fully equipped to cook up a storm, sans natural window ventilation (impossibility in todayโ€™s 2BR)

Study
- Properly tucked, spacious, enclosable andโ€ฆ
- โ€ฆ.comes with its ensuite bathroom!!
- Essentially a Jack and Jill layout linking to the common bedroom
- So many flexible uses: cot room, kids room, store room, 3rd bedroom, etc etcโ€ฆ

Dining corner
- So rare a new 2BR has a dedicated dining corner that is sufficient for a proper 6-seater

Living
- The best that it can get for a 2BR without unwanted compromise
- As a bonus, ceiling fan provided by developer

Balcony
- Not too big, not too small, just right
- Comes with a water point if you want to do laundry (rarity also!)

Bed & Bath
- Fits whatever they are supposed to with optimal comfort
- As a bonus, master Built-in wardrobe comes with side panel for additional storage

Can-Buy Score:
8/10 for this 2+S. This is as perfect a 2BR as it gets, functioning as a compact 3BR. At a sweet spot price quantum, it makes an ideal choice for small families looking to upgrade to the condo asset class. Minus points only for the overall project attributes (or lack of) - see my LENTOR CENTRAL review in previous post.

With 5 projects launched in the past 2 years, there is no shortage of developments in this area. So how does LENTOR CENTRAL distinguish itself from the rest? A few significant observations:

- LENTOR CENTRAL will now be the tallest residential project in Lentor (up to 28 storeys)
- 1:1 carpark allocation, very rare in the market
- The cheapest PSF PPR ($982) acquired by Guocoland, could translate to more efficient price points for buyers
- Superb unit layouts with added provisions not seen in neighbouring projects

Site Plan Highlights:
- A family oriented full facilities including tennis court which seems to be a common complaint among some neighbouring projects
- Roof terrace on 14th floor with landscaping and charcoal BBQ pits
- 6 pools

Floor Plan Hightlights:
- In terms of efficiency itโ€™s among the best you can get post harmonisation, built for mass market. In particular the 2+S layout impressed me the most as it can almost be consider a 3BR compact sans window placement

Price Prediction:
- Comparing to Lentor Mansion, the only other harmonised project in Lentor, launched last year by the same developer Guocoland, which sold $2270 average PSF on launch day (land acquired at $985 PSF PPR), I project LENTOR CENTRAL to launch as follows
- Lowest PSF: $2097 PSF
- Mid PSF: $2263 PSF
- High PSF: $2468 PSF

Overall Verdict:
I am giving it a score of 7/10. LENTOR CENTRAL main challenge will be overcoming the mindset of โ€œtoo manyโ€ or โ€œjust anotherโ€ Lentor project. It is also not within 1km to the highly coveted CHIJ / Anderson Primary School. As a family oriented project, it will draw particularly young families who is keen to invest in the upside of future Lentor town and its proximity to Lentor Modern Mall / Lentor MRT. A main plus is that CENTRALโ€™s layouts are some of the best in Lentor, which can offset its shortcomings should buyerโ€™s priority be ownstay/unit efficiency. A crucial factor will be whether developer can launch at a sweet spot PSF, any higher might compel price sensitive on-the-fence buyers to look elsewhere for better options.
