New EC rules you should know 👀

• MOP extended from 5 → 10 years
• Full privatisation pushed from 10 → 15 years
• First-timer quota increased from 70% → 90%
• Deferred Payment Scheme (DPS) removed

Good news for first-timers. Tough news for HDB upgraders.

BUT. A total of 1,970 units across existing & upcoming EC launches, including Senja Close, Sembawang Road, Miltonia Close and Woodlands Drive 17, are NOT affected by these new rules.

These could be the final few EC launches under the old framework.

[SOLD] Prime Orchard 1-Bedroom Investment Unit - Closed in 1 viewing

What began as a straightforward sale quickly turned challenging - from a rejected cheque offer to a $150K price gap, with both seller and buyer unwilling to budge.

Using strategic negotiation, I managed to bridge the gap step by step and secure a price that both parties were happy with.

The key? Helping both seller and buyer see the big picture that often gets lost when fixating on the “minor sums". We also addressed concerns that went beyond the price tag, from market uncertainties to personal priorities.
