I knew this seller wasn’t ready to let go.

The condo was well-kept. He had to sell.

But every viewing, without fail —
he’d find a way to tell the buyers about his family.

The room where his kids used to stay.
The schools they went to.
His children were his pride and joy.

It wasn’t about the sale.
It was about the memories.

I got him an offer.
Then he went MIA.

Some chapters are harder to close than others.
That’s the part of this job nobody puts in a listing.

Have you ever held on to something longer than you should have?

Everyone calculates the purchase price.
Almost nobody calculates the full picture.

Here’s what the full picture looks like:

Cash outlay.
CPF used + accrued interest.
Buyer’s Stamp Duty (BSD).
ABSD — if it applies.
Legal fees.
Renovation budget.
The gap period between selling and buying.

Every single one of these has a number attached.
And they add up faster than you think.

The unit might fit your budget. The whole transaction might not.

Build the full picture before you commit. Not after.

Which of these caught you off guard the most? Drop it below.

The hardest thing I’ve said to a buyer client:
“I don’t think you should buy this one.”

They were excited. The unit was nice. The timing worked.
But the numbers didn’t sit right with me.

They didn’t buy it.

A day later, they found something better.

Nobody talks about the deals that shouldn’t happen.
The ones where the right call was to walk away.

But that’s the job too.
Sometimes the most valuable thing a realtor does is say: not this one.

Would you want your realtor to tell you this? Or would you rather decide for yourself?

My first home was my parents’ 3-room HDB.
Practical. Affordable. It fit what they needed at the time.

This year, I’m moving into my 5th home.

Every single move wasn’t a spur of the moment.
It was a decision made from anticipating what the next chapter needed.

Most Singaporeans will live in 3 to 4 homes in their lifetime.

The forever home is a beautiful idea.
But more often than not, your needs change — and the home needs to change with them.

Plan for the next version of your life. Not the last one.

How many homes have you lived in so far? I’m curious.

MOP isn’t just a rule. It’s a life timeline.

Standard flat: 5 years.
PLH / Plus / Prime flat: 10 years.

That means the flat you buy today shapes what you can and can’t do for the next decade.

Job change that requires relocation. New baby needing a bigger room.
Parents who need to move in. A relationship that changes.

Most buyers calculate the mortgage. Almost nobody maps out their life against the MOP.

Know what you’re committing to — not just financially, but in terms of your life options.

Are you factoring MOP into your current property plans?

Most people don’t upgrade because they lack the capital.

They stay put because they’re waiting for a 100% guarantee that doesn’t exist.

Waiting to feel “completely sure” is an expensive strategy.

While you wait — the price gap widens.
The condo you could afford last year is $80K more today.
The HDB you planned to sell has more accrued interest eating into your proceeds.

Uncertainty is manageable. But only when you replace the what-ifs with verified data.

The numbers tell you what’s real. Everything else is just anxiety.

What’s the one thing stopping you from making a move right now?

If your realtor is more excited about the unit than you are — pause.

That enthusiasm might be genuine. But it might also be commission talking.

A good realtor matches your energy. They don’t override it.

When you’re unsure, they should slow down with you.
When you’re hesitant, they should ask why — not push harder.

The best realtors I know are the ones who can look a client in the eye and say:
“This one isn’t right for you.”

That’s not losing a deal. That’s doing the job properly.

Has a realtor ever talked you into something you weren’t sure about? Drop it below.

Before I recommend any area to a client, I do one thing.

I go back at 8pm.

Not to check safety.
To check feeling.

Is it alive at 8pm?
Does the quiet feel restful — or just empty?
Does it feel like somewhere you’d actually want to come home to after a long day?

That’s the test no listing portal can run for you.
And it’s one I always run myself first.

Which neighbourhood in Singapore do you think passes this test? Genuinely curious.

2021: I’ll wait for prices to come down.
2022: Still too high.
2023: Interest rates are scary.
2024: Let me wait for the election.
2025: Market feels uncertain.
2026: The same unit is $150K more expensive.

Waiting has a price.
It just doesn’t show up immediately.

I’m not saying rush into anything.
I’m saying — waiting is also a decision. And like every decision in property, it has a cost.

Be intentional about it.

Are you currently waiting? What’s the one thing holding you back? Drop it below — no judgment.

The flats that sell the fastest aren’t always the nicest ones.

They’re the ones where someone clearly loved living there.

Clean grout. Working light switches. A shoe rack that isn’t overflowing.

You can feel it the moment you walk in.

Buyers can’t always explain it. They just turn to each other and say:
“I can already picture our family living here.”

That feeling isn’t accidental. It’s built over years of caring about your home.

If you’re thinking of selling, the most important thing you can do before any viewing isn’t renovation.
It’s caring about the space one more time.

What’s the first thing you notice when you walk into someone’s home?
