Recently, I worked with a buyer who already owned two properties—one for own stay and one for investment. I advised them not to focus only on rental yield. Many think high rental yield means high returns, but in Singapore, potential capital appreciation is often far more important. I break this down on my Instagram, explaining why chasing rental yield can lead to missed opportunities.

As agents, we share knowledge to guide clients toward smart exits and profits. It’s normal to feel disappointed when clients choose another path, but we must move forward. My key message: Focus on long-term capital gain, not just rental yield, when investing.
