The landed segment is never one to read on the surface…

And Q1 2026 is a perfect example of why.

The headline says prices dipped 0.4% this quarter. But look closer, and you'll find a market that is far more nuanced — and far more compelling — than that single number suggests.

Here is what the data is really telling us 👇

🏡 𝐃𝐞𝐭𝐚𝐜𝐡𝐞𝐝 𝐇𝐨𝐦𝐞𝐬
Unit prices surged 16.1% in a single quarter… and sales volume rose 23.5% year-on-year. Detached homes are not softening. They are being recognised for what they are — irreplaceable assets in a land-scarce nation.

🏡 𝐒𝐞𝐦𝐢-𝐃𝐞𝐭𝐚𝐜𝐡𝐞𝐝 𝐇𝐨𝐦𝐞𝐬
Prices eased 3.2% this quarter, though they remain 3.7% higher year-on-year. Volume has pulled back — which for the right buyer means less competition and more room to negotiate. A quiet quarter in the semi-D space is often where the best deals are made.

🏡 𝐓𝐞𝐫𝐫𝐚𝐜𝐞 𝐇𝐨𝐮𝐬𝐞𝐬
Unit prices softened 4.2% this quarter, yet remain 6.7% higher than a year ago. New sale volume jumped 18.2% QoQ — signalling that buyers are still actively moving… they are just doing so with more discernment.

What does this all mean?

The landed market is not weakening. It is recalibrating.

Supply of landed homes in Singapore is fundamentally constrained — land cannot be created. And with interest rates easing and more new citizens entering the market, the underlying demand story remains intact.
