Kimen visits façade contractor of Jervois Mansion

Kimen executive director Arthur Aw visited façade contractor Min Hawk and its material supplier Jian Bang to check on the quality of the materials, view mockups, finetune and finalise the design of the fittings for Jervois Mansion.

Aw made this trip to the outskirts of Shanghai, China, with PMI’s Tan Wee Teck and Multiply Architects’ Alvin Foo Tze Yang in late April.

Accompanied by Min Hawk’s Managing Director Wang Kai Ming, they examined in detail the life-sized mock ups for windows and curtain walls which will form the façade for Jervois Mansion. Potential maintenance and useability issues were addressed, and fine-tuning made.

At the Jian Bang factory, the trio saw how aluminium poles went through the extrusion and spray-painting processes to form components for curtain walls, window frames, etc. They were also able to assess the quality of the materials and the workmanship of the component parts to see if they met expectations.

At the end of the visit, Aw said, “We pay close attention to materials used to make sure everything is just right, and the quality of the fittings supplied by Jian Bang and Min Hawk are up to par. Once some finetuning of detailing and specifications have been made, production here will go into full gear. We are excited that we are one step closer to realising the dream home that is Jervois Mansion!”

Lunar new year “lohei” with Kimen and partners; Blessing ceremony at Jervois Mansion worksite

The management team of Kimen celebrated the lunar new year with consultants, collaborators and workmen of Jervois Mansion (JM) with rounds of “lohei”. In conjunction with the one held at the JM worksite, a blessing ceremony was conducted.

“The tossing of raw fish salad (yusheng) or lohei has symbolic meaning for the Chinese as ‘raw’ (sheng) is a homonym for ‘being productive’ or ‘rising’ and ‘fish’ (yu) represents ‘abundance’. All the other ingredients that go into the salad also have auspicious significance too,” said Project Quality Director for JM Tan Wee Teck who was at both the consultants’ lohei at a restaurant and the one at the basement of block 10 at JM.

The lohei at JM was done with consultants, staff of main contractor (SEC) and subcontractors of various trades.

The celebrations here were also special with the presence of Reverend Ivan Ee who was there to preside over a blessing ceremony for JM. In his speech, Rev Ee highlighted one of the ingredients used in yusheng – oil – to express his wish for the joy and grace of God to be with all who were present as well as to bless the construction of JM to progress smoothly. He also prayed for everyone involved in the project to be blessed with good health and safety.

To date, the foundation work for blocks 6, 10, 12 and 16 and level 1 reinforced concrete (RC) works of blocks 10 and 16 have been completed and work has begun on the foundation of blocks 8 & 14, level 1 RC works of block 6 and level 2 of blocks 10 & 16.

Kimen executive director Arthur Aw said at the event, “The progress of the construction of JM could not have possible without the efforts of all present here today and we take this opportunity to give them our due appreciation. We want to ensure that every aspect of the build is done with utmost care and attention to detail. Some things cannot be rushed as we strive to construct something that we would be proud of. Good things come to those who wait.”

Kimen checks out Grespania sintered stones and tiles for Jervois Mansion

Kimen executive director Arthur Aw visited Grespania’s sintered stone and tile manufacturing plant in Castellon, Spain, to personally check on the quality of the large-format sintered stones that will be used for the bathroom feature walls and common areas of Jervois Mansion.

At the manufacturing plant situated on the eastern coast of Spain, Aw watched the test production of these sintered stones, checked for the quality and decided upon their final patterns during his trip in 2023.

He also met up with Luis Hernández, Chairman of Grespania.

Grespania is one of the largest owners of raw materials for sintered stones and tiles in Europe and a global market leader in the industry.

Its “technical stone” or sintered stone is also a product that obtained the Global Environmental Product Declaration (EPD) green certification issued by Aenor International (a founding member of ECO Platform, the European Association of Environmental Declarations verification Programmes) and verified by the Instituto de Tecnologia Cerámica, and the use of it in Jervois Mansion contributes to Kimen’s efforts to reduce the carbon footprint in its developments.

Kimen chose Grespania as a vendor as it is a supplier of top-quality sintered stones and tiles, has three factories with state-of-the-art technology and the most advanced mechanised machines that can produce sintered stones measuring up to 120x360cm, and is the owner of one of the largest suppliers of raw materials for sinter stone and tile-making.

In addition, Grespania’s commitment to developing strategies to minimise the impact of its production processes on the environment closely aligns with values held by Kimen.

Kimen checks out carpentry contractor for Jervois Mansion

As part of the quality control for the carpentry work at Jervois Mansion, Kimen executive director Arthur Aw, together with PMI’s Tan Wee Teck and IF Studio’s Jane Wong, visited Signature’s showroom and factory near Kuala Lumpur, Malaysia.

The purpose of the visit was to personally evaluate the main partner of Decofurn which had been awarded the tender for the design, supply and installation of carpentry work at Jervois Mansion, including those for the common areas and the clubhouse. Decofurn was awarded the tender after rigorous scrutiny of six applicants, the process of which took almost three months and involved four rounds of submissions.

The trio visited Signature’s showroom and factory where they saw the fully automated manufacturing process for custom-build cabinetry and painting and fine-finishing treatment of the wood panels.

Signature has won many awards over the years, including a certification for forest-based material from sustainably managed forest, best kitchen, best luxury kitchen (for Binova, a leading Italian company for high-quality kitchens), product and service excellence and best kitchen showroom. In addition, it is also a distributor for German luxury kitchen system SieMatic.

Jervois Mansion update: Completion of foundation work for blocks 10 and 16

The foundation work for blocks 10 and 16 of Jervois Mansion was completed on 23 September and 23 October, respectively.

As Jervois Mansion is sited in a high-water-table area, Kimen has used a double waterproofing treatment for the foundations. Besides the double waterproofing, a termite barrier was also created between the ground and the foundation brickwork. For blocks 10 and 16, the next step is to construct the reinforced concrete framework of the environmental garden deck and the ground floor units. Construction will proceed upwards “above ground” more “quickly” floor by floor.

Jervois Mansion: Laying firm foundations

Here’s a sneak preview to update you on what’s going on at the Jervois Mansion worksite.

To lay a firm foundation, two types of essential work are currently being carried out.

The first is putting in place bored pilings for the six blocks with about 40% work completed as of 9 May.

Also on the same day, about 45% of pilings for Earth Retaining Stabilizing Structure (ERSS) was completed. The ERSS pilings must be done before excavation work for the basement can commence.

Kimen scores another “first” for Jervois Mansion

Staying true to Kimen’s commitment to green sustainability, Jervois Mansion is Singapore’s first low-rise private residential development to be awarded with the Building Construction Authority’s (BCA) coveted Green Mark GoldPlus Super Low Energy certification (New Residential Buildings).

Jervois Mansion obtained this certification after being evaluated in 10 stringent criteria set by the BCA and is the best-in-class performing Green Mark Building to achieve at least 60% energy savings above 2005 building codes used as the reference for Green Mark energy savings.

To achieve the super low energy certification, Kimen uses both passive and active designs.



Passive design

Passive design involved advanced computational fluid dynamics (CFD) simulation for Jervois Mansion which managed to score higher than BCA’s requirement of 60% effective ventilation.

The CFD simulation showed that placing blocks in a staggered arrangement allowed wind to flow more efficiently through Jervois Mansion, enhancing natural ventilation.

Besides the staggered arrangement of the blocks, windows and openings of all units were carefully oriented to ensure good cross-ventilation.

Unlike other condominiums, all units at Jervois Mansion will have elegant metal grills at their entryways which are specifically designed for maximum cross-ventilation of air flow, thereby reducing the dependence on air-conditioning.

To further cool units of the development in tropical Singapore where direct sunlight can be harsh, the maximum number of blocks at Jervois Mansion will have a Northeast-and-Southwest orientation to ensure that the majority of units do not get direct East and West sunlight.

Jervois Mansion scored 17.5w/sqm in terms of residential envelope transmittance value (RETV), less than the 20.0w/sqm standard set by the BCA.



Active design

Besides passive designs, many active designs are implemented at Jervois Mansion.

To reduce energy consumption, all air-conditioning systems used in the development will have the maximum 5-ticks energy-saving feature.

To further reduce the reliance on air-conditioning, residents will be encouraged to use ceiling fans for enhanced natural ventilation with the provision of power points for their installation. Kimen has committed to 25 units in the development with full installation of ceiling fans throughout the units as a prototype of what is possible for other units.

All lifts in Jervois Mansion are also energy-efficient, featuring a sleep mode to reduce energy consumption when the lifts are not in use.

In addition, all light fixtures will be fitted with high energy-efficient LED bulbs, contributing to a minimum energy savings of 30%.

Jervois Mansion will also incorporate a solar photovoltaic (PV) system on all its rooftop pavilions which will generate enough renewable energy to replace about 30% of the power consumption of common facilities like the club house, function rooms and swimming-pool pumps.

To encourage and enable residents to adopt energy-saving measures, each unit at Jervois Mansion is set to have a wireless smart system hub so that residents can easily control their lighting, air-conditioning and energy usage according to their own preferences.

Bungalow-inspired green living eagerly waiting to sprout from the ground.

"Forty years ago, as a young man, I topped up the roof on one of the blocks. Now, seeing it as a flat piece of land, my wish is for it to become blessed homes for those who move in."

This was what Arthur Aw, executive director of Kimen Group, said as he visited the “flattened” site on 25 November. The demolition was completed way ahead of time of its scheduled completion.

The demolition works at the old Jervois Mansions had progressed smoothly, beginning with the tearing down of the much-loved black-and-white units.

As of 29 September, only two blocks of units were still standing and the view from above looked surreal.

By 31 October, only the silhouettes of the two swimming pools were visible when seen from a bird’s eye view, looking like installation art.

We will miss the old blocks and the familiar swimming pool. But exciting developments are in the works, and we await with eager anticipation the dramatic transformation that will rise from this site! We will share more details and photos with you as things unfold.

KIMEN STANDS TALL AMONG INDUSTRY GIANTS AT EPEA AWARDS

Punching way above its weight, Kimen’s Jervois Mansion has won the Top Development Award and the Landscape Excellence Award at the prestigious EdgeProp Singapore Excellence Awards (EPEA) this year alongside industry giants such as Guccoland, CDL, Capitaland, and Bukit Sembawang.

Kimen’s Jervois Mansion won the Top Development award by scoring high marks in Landscape, Design, Innovation, Sustainability, Marketing and Showflat Excellence, displaying all-roundedness in design and planning.

The judges were impressed by Kimen’s unique concept of “bungalow-inspired living” – something that is rare in land-scarce Singapore, and even more rare in the highly dense central region.

Six free standing five-storey blocks are placed loosely on the site, akin to the placement of villas in a good-class-bungalow neighbourhood, cleverly utilising a low-density format to achieve the luxurious lifestyle of residing in a spacious “bungalow”.

Jervois Mansion’s unprecedented innovative design sees six inter-connecting rooftop quarters that cater to a range of lifestyles: Family Quarter for strengthening family ties and enjoy every moment together; Sunrise Quarter for basking in the sun or calming the weary senses with some yoga; Wilderness Quarter for embracing the magnificence of the Regenerative Woods; Junior Quarter for little ones to celebrate birthdays, holidays, or simply learn as they have fun. Harvest Quarter for fostering neighbourly ties through the love for harvesting and sharing in the urban garden; and Social Quarter for making new friends and widening networks. Each block’s facilities can be booked through a user-friendly community app.

The six rooftop quarters also act as a membrane to dissipate heat from the living areas below and collect solar energy, just two of the many biophillic features that incorporate natural lighting and ventilation, natural landscape features and other elements. Kimen’s focus on being green and sustainable is so strong that Jervois Mansion has received the BCA Green Mark GoldPLUS Super Low Energy (SLE) award, one of the first private residential developments to achieve the SLE rating.

Kimen’s concept of “bungalow-inspired living” extends to the landscape of the development for which Jervois Mansion also won the award for Landscape Excellence.

The overall landscape is a veil of greenery draped over the six residential blocks. The greenery is not only aesthetic in appearance but also very much alive, starkly contrasting with the unproductive and purely ornamental flora in most other developments. Almost all the species are also pollinator friendly which will encourage a proliferation of desirable fauna such as small animals, insects and birds. Much thought has gone into the selection of more than 100 plant species, from trees, palms, shrubs, groundcovers and grasses, of these, more than half of the species are considered native or endemic to Singapore.

The landscape itself is also productive, with most of the plant species being able to be harvested and used as medicine or food. Harvesting of these will be incorporated into the foraging walks as well as regular plant management regimes.

What really sets Jervois Mansion apart from other developments is its attention to the aesthetics which honours the legacy of the heritage black-and-white GCB architecture style of the prestigious colonial neighbourhood. And the display of artworks enhances the theme of a bungalow-inspired home, with nature-themed artworks curated to reflect the personality of each residential block. The experience of artistic living is holistic with art photography setting the stage with works decorating the lobby and basement areas, continuing with sculptures placed in the most unexpected parts of the common areas, and culminating with elevators adorned with graphical works that add a splash of vibrance to the lives of residents as they move from basement to roof.
