So this week it was announced that the *Additional* Buyer Stamp Duty for foreigners has doubled to a whopping 60% of the purchase price. But did you know that citizens of the USA and citizens/PRs from Switzerland, Norway, Iceland, and Liechtenstein are exempted from this? They pay the exact same rates as Singapore citizens under the Free Trade Agreement and therefor pay 0% additional buyer stamp duty instead of 60% on their first property!

**Why Is Buying In SG Still A Good Consideration?**

While the rental market is still exploding, the sale of property is still going strong as well, despite inflation and high interest rates. The price per square foot has gone up almost a whopping 70% since Q1 2012 on a Singapore level, despite some usual market fluctuations. To deflect high interest rates, many flock to new construction due to the progressive payment scheme (over the construction time you pay less at the start and more at the end towards delivery date and inflation/interest rates might have gone down by then in the usual cycle). Key point here: buying in SG is still a good long-term investment, and for those renting and staying for the longer term, buying would still be a smart financial decision. Source data: URA

** What's Up With The SG Rental Market?**

Tenants who recently renewed their lease sadly know this from experience ; the rental market rates are going through the roof! The average rental rates (ex HDB & landed property) have gone up by abt 40% since LAST YEAR! Only from Jan to Feb 2023 it went up by 3.5%. Will this last? Some good and bad news. There will be some relief by the end of this year when new properties will be coming available to new home owners who are currently also renting due to COVID delaying TOP dates. So that will mean more supply, less demand and ultimately lower prices. So if you have to renew your lease in Q3/Q4, you'll probably have some renegotiation power as a tenant. However, next year there the supply of new units again will be limited and with Singapore still being a destination of choice for foreigners to land, the prices most likely will go up again.
