In this blog post, we will delve into a detailed review of Lentor Hills Residences, a new residential development situated in a burgeoning neighborhood. As the official developer sales team, we aim to provide an overview of the architectural design, site and floor plan, as well as a land price analysis. Additionally, we will address buyers' concerns regarding rental oversupply and discuss the location's proximity to amenities. If you are considering this project, give us a call for a VIP invitation to view the property.

Neighborhood Overview:
Lentor Hills Residences is located in a new and relatively undeveloped neighborhood, reminiscent of the past when Punggol was a vast expanse of empty land. Situated near the Yio Chu Kang and Northern Ang Mo Kio area, this large piece of land is part of a master plan for a new town. The neighborhood is designed to be a cozy and vibrant community, with ample green spaces and convenient access to transportation. Lentor MRT is within walking distance, and the upcoming completion of the Thompson East Coast Line will further enhance connectivity.

Architectural Design and Site:
The architectural design of Lentor Hills Residences incorporates the natural surroundings, with an emphasis on greenery and a focus on preserving a significant tree within the development. The project blends well with the terrain and features blocks of varying heights to maintain visual harmony. Notably, the developer has created a 400m jogging track on the Sky Terrace floor, providing a unique amenity for residents. The artist's impressions showcase the pool view and the integration of hills and water bodies, creating a visually appealing environment.

Floor Plans and Facilities:
Lentor Hills Residences offers a range of unit types, from one to four-bedroom apartments, including two and three-key units for those seeking rental opportunities. The development boasts a total of 598 units, with a higher proportion allocated to three and four-bedroom layouts. The floor plans feature functional and minimalistic designs, catering to various preferences and budgets. The development also offers a comprehensive set of facilities, including a play zone, 50m swimming pool, work zone, elderly fitness area, and more.

Project Details and Pricing:
For potential buyers concerned about high-interest rates, Lentor Hills Residences offers a progressive payment scheme, requiring only a 5% cash deposit. The rest of the payment can be made progressively as the developer completes construction milestones. This payment structure appeals to investors seeking manageable cash flow. The unit prices are estimated based on the indicative launch price, and the development aims to break even at around $1,749 per square meter. However, market forces and pricing strategies will ultimately determine the final prices.

Oversupply Concerns & Nearby Resale Condos:
Some buyers may express concerns about oversupply in the area due to the significant number of new developments. However, a closer analysis reveals that most of the adjacent plots are under the control of the Hong Leong Group and its Joint-Venture partners, suggesting a coordinated approach to ensure market stability. Furthermore, popular nearby resale condos, such as Panorama, have witnessed consistent transaction volumes, indicating sustained demand in the area.

Conclusion:
Lentor Hills Residences presents an exciting opportunity for buyers looking to invest in a new development in a promising neighborhood. The architectural design, location, and range of unit options make it an attractive choice for both investors and homeowners. While buyers should consider factors like long-term prospects and inflation, the presence of established developers and nearby popular resale condos provides confidence in the market's stability. In this video, we discuss the top three questions to consider before making a property. Whether you're buying for personal use or as an investment, it's essential to clarify your objectives and ownership duration.

We explore scenarios for different investment timelines and recommend new launches for high capital appreciation within three to four years. We also discuss loan strategies and leveraging, emphasizing the need to calculate your finances and avoid overstretching yourself.

When you are buying a place to stay for a longer period, we suggest looking at resale condo with emphasis on Quantum (affordability) over PSF (per square foot) and considering both Freehold and 99-year leasehold options.

Additionally, we explain the potential benefits of older condos for en bloc strategies and highlight the advantages of younger condos for high capital appreciation. For those seeking a balance between own stay and investment, we suggest 99-year condos with a focus on psf, quantum, and younger developments for better capital appreciation.

This video provides a brief overview, and we encourage viewers to reach out to us for personalized advice and market insights tailored to their specific situation.

The Singapore government recently announced new cooling measures affecting property investors, with up to 60% Additional Buyer Stamp Duties (ABSD) for foreigners buying a property in SIngapore. However, first-time Singaporean and PR buyers are not affected. The new measures are aimed at curbing investment demand and protecting the interests of Singaporean residents.

There's speculation that the new measures are linked to a possible Visa-free policy for Chinese tourists, which could result in a surge of foreign buyers in Singapore.

Another issue is the 99-1 loophole strategy that some buyers use to avoid ABSD. While it is illegal to use this method to avoid paying ABSD with this loophole, it is legal for first-time buyers who are planning to buy a second property later or for couples with one foreign spouse looking to buy their first home.

Overall, the Singapore government aims to promote home ownership among locals and protect their interests, while still attracting foreign investment in a safe and stable environment.
