**You can buy the RIGHT property… and still end up $500,000 worse off.**
Not because you chose the wrong project.
Not because you chose the wrong layout.
But because you bought it at the **wrong time.**
I realised this today while studying two projects side-by-side.
Both had 3-bedroom units.
Both were seemingly good properties.
But the eventual outcomes were VERY different:
🏠 Project A: ~**$800,000** gain
🏠 Project B: ~**$300,000** gain
That’s a **$500,000 difference.**
And what’s interesting is that the difference wasn’t simply about the property itself.
It was about **when you entered — and what your future buyer would be willing to pay when you eventually sell.**
Because when you buy a property, you’re not just buying a home.
You’re buying an asset that you may eventually need to **sell to someone else.**
And that future buyer has a budget.
They have alternatives.
They compare prices.
They compare locations.
They compare new launches and resale projects.
And ultimately, they decide whether **your property is worth paying more for.**
So the question shouldn’t just be:
“Is this a good property?”
It should be:
**“At this price, who is going to buy this from me in the future — and why would they pay more?”**
This is why I believe property analysis cannot stop at:
❌ “This project has good transactions.”
❌ “The PSF has gone up.”
❌ “The location is good.”
❌ “People made money here before.”
Those are **backward-looking.**
The more important question is:
**“What will my future buyer have to pay when I eventually sell?”**
Because you can get the property right…
and still get the **timing wrong.**
And in property, getting the timing wrong can cost you **hundreds of thousands of dollars.**
