[SINGAPORE] The government moved to curb rising speculative buying in Singapore’s residential property market, increasing the seller’s stamp duty rates by 4 per cent and extending the holding period that SSD applies from three to four years. Read more at The Business Times.

The Government announced today the following changes to the Seller’s Stamp Duty (SSD) for residential properties: (a) increase of the holding period from three to four years, and (b) increase of the SSD rates by four percentage points for each tier of the holding period. These changes will take effect for all residential properties purchased on and after 4 July 2025, 12.00am. The revised SSD will not affect HDB owners due to the Minimum Occupation Period for HDB flats.

This GCB on Tanglin Hill is located at the best area among the 3 GCBs Mr. Lim was forced to sell. Rarely any seller there wants to liquidate their prized assets in that area. Moreover, most of the land there belongs to a very prominent family in Singapore. Act fast before its gone.

Mr Samuel Eyo, managing director of Lighthouse Property Consultants Pte Ltd, said that the guide price of $43 million or $2,751 per square foot (psf) is a fair price given its prime location and limited supply.

“The last transaction in Tanglin Hill was in 2019, and some of the land in this enclave belongs to a prominent family, so supply is limited,” he said.
