The numbers behind how I strategised for my client to buy 2 x 3BR Resale Condo for just $2.2k/mth in cash

18/08/2026

I told my clients not to upgrade to a $2M Condo after selling their HDB. and here's why.

Correction: The cash top up to buy 2 x resale condo is $2200/mth. Not $800/mth.

If you’ve been waiting to right-size from a private property to an HDB flat, the wait is officially over.

On July 28, National Development Minister Chee Hong Tat announced the immediate removal of the 15-month wait-out period for private property owners looking to buy a non-subsidised HDB resale flat. The cooling measure, originally introduced in September 2022 to rein in a red-hot housing market, has officially done its job.

Here is a breakdown of why the government made this move now, and how it is expected to shake up the housing market in the coming months.

Why the sudden change? Put simply, the HDB resale market has finally caught its breath. Back in 2022, HDB resale prices were surging at a massive 10.4%. Fast forward to today, and the landscape looks very different. Price growth slowed to just 2.9% in 2025, and in the first half of 2026, prices actually dipped for two consecutive quarters—falling 0.1% in Q1 and 0.3% in Q2.

Because the market has entered a much more balanced phase, the government decided the restriction was no longer necessary.

Planning to sell your property? Pricing too high may not get you a higher offer—it may simply help competing listings sell first.

HDB resale prices have softened for two consecutive quarters. At the same time, the latest housing-policy change could create new movement between private properties and HDB flats.

This may present an opportunity for some sellers—but it does not mean every property will sell automatically. Your initial pricing, presentation and launch strategy still matter.

My complimentary Seller Strategy Review covers:

✓ Current competing listings
✓ Estimated sale proceeds
✓ Recommended launch and marketing strategy

Considering selling an HDB, condo or landed property within the next six to twelve months?

Eligibility for revised housing rules remains subject to prevailing HDB requirements.

📢 BIG POLICY CHANGE: 15-Month Wait-Out Period to buy Resale HDB Removed!

Here is what Minister Chee Hong Tat’s latest announcement on 28 July 2026 means for you:

1. Immediate Freedom to Downsize: Private property owners no longer need to wait 15 months after selling their private home to buy an HDB resale flat. You can now transition seamlessly without paying for temporary housing. 🏠

2. Market Stabilization In Action: The rule (originally introduced in Sept 2022 to curb HDB resale surges) was lifted as housing supply has successfully caught up and resale prices have moderated. 📊

3. En Bloc Developer Boost: Developers of large redevelopment projects (≥700 to ≥1,400 units) now get up to a 1 to 2-year extension on their ABSD 5-year sell-out deadline, which will stimulate larger collective sales over time. 🏗️

Let's map out your timeline and exit strategy. Drop me a text to see how this impacts your home value 🙂

Buying a private property under a trust for your child sounds like the ultimate legacy move. But if you do it wrong, you end up staring down a massive ABSD wall or losing control of your money forever.

Here is the blunt reality of how the game is played today.

You must pay 100% in cash. No bank loans. No touching your CPF. If the property is $2.5 million, you need that exact amount sitting in your bank account ready to go.

The 65% upfront ABSD hit. You have to fork out an extra 65% Additional Buyer's Stamp Duty upfront in cash. You can apply for a remission later, but only if the trust is completely unconditional and vests into your child immediately.

It is an irrevocable gift. The High Court does not care if you hit financial trouble or go through a divorce. Recent court cases show judges will block parents from selling the property for personal cash flow, and any sales proceeds must go straight into the child's account.

You clip your child's wings. By putting a private property in their name, they are legally property owners. This wipes out their chance to buy an HDB BTO flat with their future spouse unless they sell and serve a brutal 30-month waiting period.

If you are cash-rich and your sole goal is pure, unadulterated legacy planning, a trust is still an elite property play. If you are doing it just to dodge taxes or keep a spare asset in your back pocket, the authorities will catch on.

For many affluent individuals in Singapore, buying a property under a trust is an attractive strategy to safeguard their children's financial future. A trust structure involves a trustee (usually a parent) holding an asset for the benefit of a beneficiary (usually a child).

Is decoupling still a viable property play in Singapore, or is it becoming too hot to handle?

Every other week, I speak with couples who want to buy a second home but are staring down a massive ABSD wall. Naturally, the conversation always steers toward decoupling.

It used to be a straightforward wealth formula. But over the last year or two, IRAS and the courts have completely rewritten the playbook.

We’ve seen the 99-to-1 crackdowns escalate to actual jail time, and landmark Court of Appeal rulings where buyers literally lost their property rights after a breakup because the court deemed their tax structure a sham.

Let's be clear: Decoupling is still 100% legal. But the days of doing it on a whim purely to dodge taxes are over.

If you’re looking at this strategy today, you have to look at it through a compliance lens first:

• Do you have a genuine commercial rationale beyond tax savings?
• Can the remaining spouse comfortably shoulder the entire mortgage under single-income TDSR?
• Have you factored in the upfront transaction costs (BSD, separate legal fees, CPF accrued interest) that can easily top $30k?

If you're mapping out your next property move, don't guess the math or the legalities.

I’ve put together a complete, no-nonsense breakdown on how to execute this safely without getting on the wrong side of the law.

With the Additional Buyer’s Stamp Duty (ABSD) remaining a significant hurdle for multi-property ownership in Singapore, many couples look to "decoupling" as a strategy to purchase a second home. However, with the Inland Revenue Authority of Singapore (IRAS) and the courts heavily scrutinising thes...
